List or wait? It’s one of the biggest questions I’m hearing from homeowners across London and the surrounding area right now:
“Should I sell my house now, or wait until the fall market?”
The truth? There isn’t a one-size-fits-all answer.
Right now, buyers are active, inventory is changing, and many sellers are trying to time the market. But waiting for fall doesn’t automatically mean you’ll get a higher price. In fact, you’ll likely be competing against more listings and more homeowners who had the same idea.
The best time to sell is when it aligns with your goals, timeline, and local market conditions.
Before making a decision based on headlines or what your neighbour did, get the facts about:
✅ Current buyer demand
✅ Inventory in your neighbourhood
✅ Recent sale prices nearby
✅ What your home could realistically sell for today
Every neighbourhood is different, and so is every home.

The latest numbers are in, and the London area market continues to move toward balance.
🏡 776 homes sold
🏡 1,815 new listings
🏡 $662,292 average sale price
🏡 24 days on market
🏡 4.3 months of inventory
What does this mean?
✅ Buyers have more choice than they’ve had in years
✅ Sellers are still selling successfully, but preparation and pricing matter
✅ The market is becoming more balanced
✅ Negotiations are becoming more common
A balanced market is generally considered between 4 and 6 months of inventory. At 4.3 months, we’re entering a market where neither buyers nor sellers have a significant advantage.
The biggest takeaway?
Homes are still selling. Buyers are still buying. But strategy matters more than ever.
Thinking of buying or selling in London, St. Thomas, Middlesex Centre, Thames Centre, or the surrounding area? Let’s talk about what these numbers mean for your specific situation.

What a win for my buyers!! One of my favourite transactions is buyers who go from renters to home owners, it’s such a big move. Thinking we’d start small but with patience & due diligence securing a home that could last forever, loaded with potential and all the good vibes. I am so thankful to have worked with this beautiful family and can’t wait to see what they do with this home. ❤️🥂
Thinking about buying a condo in London, Ontario? One of the biggest questions buyers ask is: What do condo fees actually cover? 👇
Condo fees can include things like:
• Building insurance
• Snow removal & landscaping
• Water
• Exterior maintenance
• Amenities
• Reserve fund contributions for future repairs
But here’s the important part: not all condo fees cover the same things. Some utilities may be included, while others are extra. A lower condo fee doesn’t always mean a better deal.
Before buying a condo in London Ontario, it’s important to understand exactly what you’re paying for — and what future costs could look like.

One of the top questions, should I stay or should I go? Selling your home in in 2026

This condo had previously sat on the market but with the right strategy, professional staging and targeted marketing, we were able to get it sold quickly.
Marketing matters. Presentation matters. Exposure matters. I’m so happy for my sellers as they move on to their next chapter.
Always so grateful for the trust 💛
