Anthem Properties Sells Three Properties In BC, Alberta For $69.3M Vancouver-based developer Anthem Properties has completed three notable sales in recent months, according to transaction details obtained by The Realist. The three properties are the rental building at 315 Alderson Avenue in Coquitlam, the Centre 77 light industrial property at 4905 77th Avenue in Calgary, and the Park West Mall at 900 Carmichael Lane in Hinton, Alberta. 315 Alderson Avenue In July, BC Housing announced the opening of 71 affordable rental homes in Coquitlam, quietly revealing that the building at 315 Alderson Avenue — part of Anthem’s SOCO master-planned community just south of the City of Lougheed shopping centre — was acquired from Anthem. According to the press release, BC Housing and the Lookout Housing and Health Society are splitting the building, with BC Housing now owning 40 units that will be provided at affordable rents and Lookout owning the remaining 31 units that will be provided at below-market rents. Lookout is operating the entire building. The press release did not disclose the purchase price, but said that the Province contributed $22 million through the Affordable Rental Housing Fund and that Lookout’s portion was acquired through “separate, private financing.” Transaction details seen by The Realist had the purchase price at $32,360,000, which translates to $455,775 per unit. Upon inquiry regarding the structure of the acquisition, BC Housing told The Realist that the building is comprised of two air parcels and that BC Housing acquired one of them for $19.2 million — plus approximately $2.9 million in closing costs — while Lookout acquired the other for $13.5 million via a repayable loan from BC Housing, “which will be repaid by Lookout through mortgage financing once the building is fully occupied and rental revenues have stabilized.” Note: The second half of this article details the Centre 77 transaction and the Parks West Mall transaction, including the purchasers and sale prices. https://howardchai.substack.com/p/anthem-properties-sells-three-properties
