This doesn’t seem like rocket science. But it’s probably the most important factor in selling a home in this market. Price is everything right now. Your list price in the beginning is not just something you play around with. It’s a strategic number to get you what you ultimately want: a sold property. Many properties are overpriced right now and that is one of the biggest reasons why they are not selling. The buyers are out there but they REFUSE to overpay. The main strategy I’m seeing is to price the listing higher than what the seller hopes to receive knowing they will get lower offers and will hopefully sell right where they want to. But this doesn’t seem to be working very well. Buyers see your overpriced home and look the other way.

The first week on market is the most critical! It’s when your listing will receive the most amount of views online, the most showings, and the highest offers. It is way better to list at current market value, and I guarantee you that buyers will respect that and have the confidence to offer. There is a ton of distrust amongst buyers right now in the market because prices are all over the place. When you list high, how are buyers to know what you will settle at? So they wait.

The same thing is being repeated over and over again. List high. Price reduction a month later and every month after that until the property either sells for less than they would have if they priced it properly in the beginning or it doesn’t sell at all. Don’t lose your momentum in the beginning!!

This one was special. ✨ My neighbours of 17 years are getting an upgrade for their large family of eight (one daughter is missing from the pic). SO many memories and blessings in this home, and now a new family gets to experience theirs. They will miss our neighbourhood but now they will get a lot more space and be closer to their beloved school & Church community.

A little snippet from my interview on Monday. 🎤

Is it a good time to sell right now? It’s difficult to give a blanket statement for this because there is no one-size fits all answer. I would say YES if you are upsizing, have good equity in your home, and/or have immediate goals where it’s more important to move as opposed to wait until the market improves.

I would say NO if you bought at a high time in the market or if you are not seeing any inventory within your budget that you want to purchase. If you have a property that is not in-demand right now, I’d probably say no too.

Each individual circumstance is different. If you are considering selling, it’d be great to sit down and hash it all out together. I can bring the facts and experience about the market for you to make the best decision with.
