More Choices for Homebuyers in Metro Vancouver and Fraser Valley
As we head into fall, both Metro Vancouver and the Fraser Valley are shifting toward a buyer’s market. Metro Vancouver has seen a 4.6% drop in sales and a 5.6% decrease in benchmark price, now at $1,081,900. Inventory levels are 26.2% higher than average, creating more options for those searching for a new home. Meanwhile, the Fraser Valley is experiencing lower sales and a 7% price drop—further signs that buyers have more negotiating power right now.

BC Standing Inventory Data By City, Size, And Average Price
With over 20 years of experience guiding clients through the Lower Mainland’s ever-changing real estate landscape, I pay close attention to shifts in our local markets. Recently released numbers show that BC currently has 6,687 unsold residential units—primarily condos—with the largest inventories found in Burnaby, Vancouver, and Surrey. It’s important to note that this surplus isn’t limited to just smaller units; the data points to a far more nuanced and complex market environment. For buyers and sellers alike, understanding these trends is key to making informed, confident decisions. As always, my focus is on providing honest advice and clear communication to help you navigate these changes with peace of mind. Rooted in Trust ~ Driven by Results.

Decluttering is one thing. Knowing when to call in an organizer or a haul-away service? That's the real pro move. If you're staring down a garage full of duplicate tools or a basement of boxes you haven't opened in years, you don't have to do it alone. I've got a trusted network of pros I can connect you with, just ask!
Canada Housing Could Look Very Different in 2027
Looking ahead to 2027, the landscape of Canadian housing may look quite different than what we’ve grown used to. The CMHC anticipates gradual improvement for buyers and sellers as both incomes and the overall economy strengthen. While we can expect sales to recover, CMHC notes that activity will likely remain below what we saw in the past decade. According to CREA, price growth should be modest—indicating a steadying market rather than another dramatic surge. For buyers, higher inventory and softer demand in some areas could mean more flexibility and room to negotiate. With over 20 years of experience guiding clients through shifting market cycles, I know how important it is to have honest advice and clear communication every step of the way. As always, I’m dedicated to helping you make sense of what these changes could mean for your next move—rooted in trust, driven by results.
BC Standing Inventory Reached 6.7K
As someone who keeps a close eye on our local markets, I find BC’s latest standing inventory numbers worth sharing. Across the province, there are currently 6,700 unsold homes—condos make up 5,500 of these, but the total also includes townhomes and some multiplex units. It’s not just the big cities feeling the impact: Burnaby leads the way with 1,210 unsold homes, Vancouver follows at 1,020, and Surrey and Coquitlam aren’t far behind at 798 and 620. Even beyond these hubs, inventory is spread throughout communities like Richmond (396), Kelowna (372), Langley Township (276), New Westminster (224), and Delta (211). Other areas—Langford, Esquimalt, North Vancouver, Abbotsford, and Chilliwack—round out the list, bringing the total for these cities to 5,840 units. While it’s easy to think studios and one-bedrooms are driving these numbers, the data on home size and average prices tells a more complex story. With over 20 years serving Maple Ridge, Pitt Meadows, Langley, Mission, and beyond, I’m always here to help you make sense of our evolving markets—because clarity and honest advice are the foundation of every great move.
