Mortgage Myth: “You can’t get a mortgage if you’re self-employed.”

Being self-employed doesn’t mean you can’t qualify for a mortgage — it just means your income may need to be looked at a little differently.

Depending on how your business is structured and how you report your income, there are a number of ways lenders may assess a self-employed application. Your tax returns are important, but they’re not always the whole story.

This is also where having access to different lenders and lending programs can make a real difference.

If you’re self-employed and wondering how much you could qualify for, or you’ve been told your income doesn’t work for traditional financing, reach out. I’m always happy to look at the full picture and walk you through the options available.

The property matters just as much as the buyer.

Once there’s an accepted offer, the lender still needs to be comfortable with the property being financed. Things like the appraisal, property type, location, acreage, zoning, condition, rental components and even a lack of comparable sales can sometimes affect financing.

This can be especially important with rural properties, unique homes, properties with suites or acreage, and homes that may require significant work.

Mortgage Myth vs Fact

Having a variable-rate mortgage doesn’t necessarily mean you have to stay variable for your entire term.

Depending on your mortgage and lender, you may have the option to convert to a fixed rate during your term — but whether you should is a different question.

The right decision depends on your current rate, the fixed rate being offered, your plans for the property and your overall financial goals.
