The GTA real estate market continued to shift in August, with sales and new listings both lower than last year, while home prices remained below 2025 levels.

📈 Home Sales: reached 5,057, down 2.1% year over year
📊 New Listings: totalled 12,075, down 14.1% year over year
💰 Average Selling Price: came in at $993,410, down 2.7% year over year

🏠 The Big Picture
The biggest takeaway? Inventory is tightening.
New listings declined much more than sales, giving buyers fewer options as we head into the fall market. While prices are still below last year’s levels, the reduced supply could create more competition for well-priced homes.
