🏡 A little behind-the-scenes work before this Peterborough home hits the market…

I’m at an upcoming listing today for a pre-listing home inspection — something I think can be a valuable part of preparing a home for sale.

Why inspect before listing?

It gives the sellers an opportunity to understand the condition of their home before buyers walk through the door. If the inspection identifies maintenance items or concerns, there may be time to address them properly rather than dealing with surprises during negotiations.

It can also allow us to make the inspection report available to prospective buyers, giving them more information about the property upfront.

And in some cases, a buyer who has reviewed the report may feel comfortable making an offer without an inspection condition — potentially helping create a smoother transaction. Buyers should always make that decision based on their own comfort level and due diligence.

Good listings don’t start when the sign goes on the lawn. They start with good preparation. 🔑

That’s part of my job as a listing agent: finding potential issues early, helping my sellers prepare, and putting the property in the best possible position when it hits the market.

After many years of using Horizon Software for our inspection reports, Carson Dunlop, the company that owns Horizon, has announced that the platform will be closing.

So, like all home inspectors currently using Horizon, it’s time for us to make a change.

We’ve spent a lot of time looking at the options available and have decided to move County Home Inspection over to Hive Inspect, a modern inspection and reporting platform — and we’re actually really excited about what the change will offer our clients.

Our new reports will include interactive online viewing, improved navigation and a dedicated client portal where you can easily access your inspection report and documents. And don’t worry — traditional PDF reports aren’t going anywhere!

For us, this isn’t about changing the way we inspect homes. It’s about changing and improving the way we deliver the information afterwards.

You’ll still get the same thorough inspection, same-day report and straightforward explanations from David — just with a shiny new system behind it all.

We’re busy behind the scenes getting everything set up exactly how we want it and can’t wait to start rolling out our new reports very soon!
