Our Ocean Film Fest is happening in Squamish today.
Events like this are a good reminder that the Sea to Sky is shaped by more than real estate.
The ocean, mountains, trails, outdoor culture, and the people who care about protecting these places are a big part of why Squamish feels the way it does.
If you’re around, this is a good one to check out and support locally.

Britannia Beach offers a different version of Sea-to-Sky living.
You’re close to Howe Sound, beaches, trails and the mountains, but still positioned between Squamish and Vancouver.
For some people, that balance is exactly the appeal.
A quieter setting without feeling completely removed. Outdoor access without giving up the ability to head north or south relatively easily.
And with more development happening along this part of the corridor, Britannia Beach is continuing to evolve.
If you’re looking beyond Squamish proper, it’s an area worth understanding rather than just driving through.

Two C-3 Tourist Commercial lots on Squamish Valley Road are listed separately, but marketed together as a 31,745 SF land assembly.
For buyers looking beyond standard residential opportunities, this presents a more substantial play in a high-exposure adventure base location.
Permitted uses may include campground, hostel, hotel, motel, restaurant, RV park, tourist bureau, and other tourism-oriented uses, subject to district requirements.
If you’re looking at commercial land in Squamish through a longer-term lens, this is worth a closer review.
Lot 2 and Lot 14 details are available through the link in bio.
Reach out if you’d like to discuss zoning, use potential, or site positioning.

Fall is here.
Squamish feels a little different this time of year.
Cooler mornings, changing light, quieter trails, and the beginning of that shift from long summer days into the fall routine.
One of the things I like about living here is how much the seasons actually change how you use the place.
Same mountains. Same trails. Completely different feel.
Hope everyone gets a chance to enjoy it.

A few words from a past client:
“Nolan was exactly who we were looking for. Nolan was professional, knowledgeable of the Squamish housing market, and understood our specific needs. Nolan was pleasant to work with. Both his personal and technical communication skills were exemplary. Nolan disclosed information he was aware of, identified information he was not sure of, and quickly found the answers to the unknowns.”
That last part is important to me.
Good advice is not about pretending to know everything.
It’s about being clear about what is known, identifying what still needs to be confirmed, and getting the right answers before a decision is made.
If you’re buying or selling in Squamish and want a process that is clear, informed, and straightforward, I’m happy to help.

Buyers still have a lot of choice in the newer resale market.
REW’s August report looks at conditions across newer condos, townhomes, and detached homes in Greater Vancouver, along with what is happening with new construction.
That second part is worth paying attention to.
Current inventory tells us what buyers can choose from today. Construction activity gives us some context for what ownership supply could look like further down the road.
The Greater Vancouver numbers are not a direct comparison to Squamish, but the broader trends still matter.
If you’re looking at newer homes or deciding whether to move now or wait, it’s worth looking at both the current market and what is coming behind it.
New listing in Britannia Beach.
936 Thistle Place is a 13,042 sq. ft. residential building lot offered at $900,000.
Set on a quiet cul-de-sac with three frontages, the lot offers the opportunity to position a future home to take advantage of west-facing Howe Sound views.
The location puts you close to Britannia Creek, local beaches, trails, dining, the marina, and everyday amenities, with Squamish about 12 minutes away and Vancouver under 40 minutes away.
Britannia Beach is also an area worth watching as new development continues along the Sea-to-Sky corridor.
If you’re looking for a larger building lot and want to explore what could be possible here, reach out for the details or a private tour.

Rental property tax rules are not something to guess on.
This article is a good reminder that how a property is used, how income is reported, and whether something qualifies as a principal residence can have serious tax consequences.
If a property is rented, partially rented, sold, or being treated as an investment, the details matter.
That includes rental income, capital gains, principal residence claims, expenses, records, and how everything is reported.
For investors and property owners, the lesson is pretty straightforward: get proper tax advice and keep the paperwork clean.
For the real estate side, I’m happy to help you think through how a property’s use may affect the buying or selling conversation.

BC’s residential rent increase cap for 2027 has been set at 2.2%.
For tenants, that gives some predictability around annual rent increases.
For landlords and investors, it is another reminder that rental property decisions need to be looked at carefully.
Rental income, operating costs, property taxes, insurance, maintenance, financing, vacancy risk, and tenancy rules all matter.
A rental property can still be a good long-term asset, but the numbers need to be real.
In Squamish, where ownership costs can be high and rental demand is part of the broader housing conversation, these policy details are worth paying attention to.
If you are looking at a rental property or trying to understand how tenancy rules affect a real estate decision, I’m happy to talk through the real estate side.
