Stay up to date on rental changes in Ontario! Federation of Rental-housing Providers of Ontario (FRPO)

Today, a new set of rental housing rules takes effect in Ontario. A number of changes made through Bill 60 and Bill 97 are now in force, updating the Residential Tenancies Act and several Landlord and Tenant Board processes.

Among the changes taking effect today:

☑️ The notice period for an N4 for non-payment of rent is reduced from 14 days to 7 days.
☑️ Persistent late payment is now defined as rent being received more than seven days late at least three times within a six-month period.
☑️ New requirements apply when tenants want to raise other issues at a hearing for non-payment of rent.
☑️ Changes are now in effect for landlord own-use applications, including new rules around 120-day notice periods and occupancy timelines.
☑️ New notice requirements apply to a tenant’s right of first refusal following renovations or repairs.
☑️ The rules governing when an eviction order may be delayed or set aside have also been updated.

These changes provide greater clarity and predictability within Ontario’s rental housing system, with clearer timelines and expectations for both rental housing providers and tenants navigating the Landlord and Tenant Board.
