Selling a condo in this market has its challenges. Fewer buyers mixed with much more inventory means everything has to be on point with your presentation, marketing and work ethic.

Around the 30 day mark my sellers started getting discouraged as they noticed showing frequency decreased, just as any other person would. They were even considering taking it down and re-listing in the fall. This is when your agents perseverance and work ethic really comes in play. In this case, I had been in contact with a co-op agent for almost a 3 week period. Answering all sort of questions and providing any and all information to help make their buyer more comfortable in putting in an offer.

I even sourced another units status certificate from a sale that occurred a few months prior so they can get a general idea of the buildings financials. They finally submitted an offer, low ball of course, but we stuck to our guns and held firm. Over the next few days we I kept in contact with the co-op agent and was able to negotiate a fair deal, including a long closing to give the sellers time to find and purchase their new home 🎉

* The reason I hadn’t instructed the sellers to purchase the status certificate as soon as we listed is because lenders will only accept a status certificate within the last 30 days. As soon as we accepted an offer, we rush ordered the status which arrived in 2 days. Both the status and financing condition were waived 5 business days from acceptance and firmed up without any delays.
