York Region Real Estate Market Update | August 2026 🏡

York Region remains one of the GTA's higher-priced residential markets, while current inventory continues to give buyers a meaningful number of options.

The year-to-date average sale price is $1,155,499, down 6.5%, while 7,599 properties have sold YTD, up 5.7%. Homes are averaging 33 days on market, up 13.8%.

In the latest month, York Region recorded 971 sales, 4,919 active listings and an average sale price of $1,179,938.

Condos averaged $601,251, with 170 condo sales.

Overall inventory is approximately 5.07 months.

For buyers, greater inventory can create more choice and negotiation opportunities. Sellers still need to understand how their specific municipality and property type compare with active competition.

Vaughan, Markham, Richmond Hill, Aurora and Newmarket should not be treated as one identical market.

Toronto Real Estate Market Update | August 2026 🏙️

Toronto remains a highly segmented market, with current conditions giving many buyers more time and choice than during previous high-pressure markets.

The year-to-date average sale price is $1,042,120, down 4.3%, while 15,548 sales have been recorded YTD, almost unchanged at +0.1%. Properties are averaging 32 days on market.

In the latest month, Toronto recorded 1,767 sales, 8,727 active listings and an average sale price of $979,684.

The condo market recorded an average sale price of $651,648, with 885 condo sales.

Overall inventory sits at approximately 4.94 months.

Buyers may have more opportunities to compare and negotiate, but neighbourhood, property type, condition and building-level competition still matter significantly in Toronto.

Oakville Real Estate Market Update | August 2026 🏡

Oakville continues to stand out as one of the higher-priced markets in the western GTA, and the latest numbers show an interesting difference between the broader housing market and the condo segment.

The year-to-date average sale price is $1,446,958, up 1.2%, while 1,750 properties have sold YTD, up 3.7%. Homes are averaging 34 days on market.

During the latest month, Oakville recorded 203 sales, while active listings declined to 957, down 23%. The average sale price for all home types was $1,324,472.

Condos averaged $705,448, down 8.1%, with 35 condo sales.

Oakville currently has approximately 4.71 months of inventory.

These numbers reinforce why homeowners should look beyond citywide averages. A detached property in Glen Abbey, a home in Bronte and a condo can experience very different market conditions.
