How to add value before listing your home. I recently represented an estate sale in Victoria Village. It was a 66 year old bungalow. Here’s an example where we improved a bathroom for under $3,000, and increased the value of the property. Do you think it was worth the investment?

Here's a story I love telling.
Right now, in the Port of Whitby, condos have been sitting on the market for months. Same building, same amenities, same great location near the marina and the GO station. So what made the difference for my client at 1600 Charles St, Unit 410?
We provided professional staging to help buyers picture themselves living there and emotionally connect. We built a marketing plan to get the right people into the condo, not just list it and hope it sells itself.
The result? An offer after only 3 showings, within a week. Because we moved fast and sold for the right price, my client was able to turn around and buy the home they've actually been dreaming of.

Buyer beware! So many homeowners are under long term sales contracts for things such as furnaces, air conditioners, water heaters, and they aren’t aware of it. Even worse, to buyout the contract is astronomical. Never sign anything without fully understanding what you’re signing. Unfortunately, older adults are usually the target 🎯
When listing your property NEVER use those plug in air fresheners. They smell toxic, and only make the potential buyers feel like you’re trying to hide something.
