Toronto's July 2026 numbers are in, and the market is basically doing a slow, dramatic sigh ๐Ÿ˜ฎโ€๐Ÿ’จ Average sale price landed at $1,003,956 โ€” down 4.5% from last July's $1,051,600 โ€” because apparently even houses are trying to save you money right now. Homes are lingering a touch longer too (32 days vs. 30), and new listings dropped from 17,623 to 14,484, so less clutter to scroll through on your 11pm "just looking" sessions. Detached homes are still flexing at $1.29M average, while condos remain the "I'd like to actually afford groceries too" option at $636K. Buyers, this might be your moment. Sellers, let's talk strategy before you price like it's still 2021 ๐Ÿ˜‰

**Let's change some lives โ€” together! ๐ŸŽ’**

Back to school season: that magical time when every kid shows up on day one... but not every kid shows up the same way. Some walk in with a fresh backpack and a full pencil case. Others walk in wondering if anyone noticed they didn't have either.

Let's fix that.

Real estate is a relationship business. Shocking, I know.

And I'm not just talking about clients. I'm talking about the other agents you may not normally interact, except for an occasional lockbox code.

I have a listing in a niche little pocket of the city. Started making calls โ€” other agents, their listings, their traffic, their showings. Normal networking stuff. Somehow that turned into a group text. Somehow that group text turned into "hey, what if we all just... hosted open houses on the same day and made it a whole neighborhood thing."

So now there's a community event happening because a few agents started talking shop.

Moral of the story: who you work with actually changes what happens to your listing. Respect and relationships in this industry aren't just nice-to-haves โ€” they're free marketing.

June numbers are in, and the GTA market hasn't gone on summer vacation yet. Let's see what the July numbers look like.

Homes are still moving fast โ€” under a month on market, on average. Prices? Holding strong just north of $1M. Translation: buyers are active, sellers are getting results, and the market has real momentum heading into summer.

Never close two properties on the same day.

I don't care how organized you are. I don't care how many T's you've crossed or I's you've dotted. You could be Marie Kondo's personal real estate agent and it still wouldn't matter โ€” because the other side might be a disaster wearing a blazer.

Give yourself a buffer. A day. Two days. A breather between selling your old place and buying the new one.

Because "unexpected delays" are basically a GTA real estate tradition at this point. Movers cancel. Lawyers ghost. Someone's basement flooded and now everyone's life is on fire.

A couple days of cushion means you can still hand over that "broom swept" condition you promised โ€” instead of frantically sweeping with one hand while signing closing docs with the other.

Plan the gap. Save your sanity. Thank me later.

Organic Gentrification. Itโ€™s what happens when a neighbourhood moves next door to a better neighbourhood and slowly starts stealing its whole personality. ๐Ÿ˜๏ธ

Young families want the good schools, the farmerโ€™s market, the $8 oat latte โ€” but canโ€™t quite swing the price tag. So they settle next door. Then their friends do. Then a restaurant opens. Then another. Then suddenly the little brother has his own oat latte place and everyone acts like it was always cool. ๐Ÿ˜‚

The investors who got there before the latte? Laughing all the way to the bank. ๐Ÿฆ๐Ÿ“ˆ
