Canada Needs More Homes to Restore Affordability

Toronto Area Home Prices Dip Below $1 Million
Lately, we’ve seen average home prices in the Toronto area dip just below the $1 million mark, landing around $993,000—about 3% lower than this time last year. For many buyers, that’s a welcome shift toward improved affordability. But the story doesn’t end there: new listings dropped by about 14%, sitting at roughly 12,100, which means there’s less choice out there. Just over 5,000 sales were reported, a 2% decrease from last year, and the reduced selection could actually spark more competition among buyers, helping to keep prices steady.

As someone who listens before making recommendations, I’ve noticed that stable mortgage rates and some good economic news have kept things a bit more manageable for buyers. Still, concerns about future inflation and borrowing costs are on a lot of people’s minds. If homes remain scarce and prices start to tick up, I expect we’ll see buyers act a little faster, and some sellers may find the timing right to bring their listings to market. If you’re weighing your options in Scarborough or greater Toronto, having the right guidance can make all the difference.

Low-rise new home sales in the GTA continue to reap the benefits of the HST rebate program in July
The numbers for July are in, and it’s clear that low-rise new home sales across the Greater Toronto Area are still going strong—thanks in large part to the ongoing pull of the HST rebate program. For the fourth month in a row, sales have outpaced the 10-year average. To put that in perspective: July saw 1,018 new homes sold. Single-family homes came in 50% above the average, and condo sales are up 40% compared to last year.

I’ve seen firsthand how incentives like the HST rebate shape real choices for families and investors, especially here in Scarborough. When you understand the numbers and what’s driving the market, it’s a lot easier to make confident decisions—whether you’re looking for your first home or your next investment. Let’s keep an eye on what’s happening in our neighborhoods and make your next move with clarity.
