Toronto Home Prices Offer More Affordable Options Again
In August 2026, we saw the average home price in the Greater Toronto Area dip below $1 million once again—a notable moment for buyers and sellers alike. Detached homes averaged $1.29M, semis came in at $932K, townhouses at $787K, and condos at $618K. Sales activity was also down 2.1%, with prices dropping 2.7% and new listings falling by 14.1%. As someone focused on residential houses and condos throughout Ontario, I keep a close eye on these shifts to help clients navigate the market with confidence. Understanding where the numbers are headed is essential for making informed real estate decisions in our city.

It’s been an eventful July for new home buyers in the GTA. According to a recent report, the HST rebate continues to play a major role in boosting single-family new home sales, with numbers tripling to 781 units for the month. We’re also seeing a shift in pricing—single-family home prices dipped 8.5% to $1.36M, offering new opportunities for those entering the market. On the condo side, sales have edged up slightly, and prices are now 2.5% higher at $1.05M. With inventory currently at 18,546 units, there’s a wider range of options for both buyers and investors. As someone who specializes in residential houses and condos across Ontario, I keep a close eye on these trends to help clients make informed decisions in this dynamic market.

Is August a good time to buy a home in the GTA?
As someone who specializes in residential houses and condos across Ontario, I often get asked whether August is a smart time to buy in the Greater Toronto Area. This season, we’re seeing increased sales activity and higher inventory, which means buyers—especially those considering condos—have more room to negotiate. With stable interest rates, mortgage planning has become more straightforward as well. If you’re thinking about making a move, it’s important to weigh key factors like affordability, location, property type, and how this fits into your long-term plans. Every market shift presents new opportunities, and understanding the current landscape is key to making informed decisions.

Toronto Starts Fall Short of Target
We’re seeing a notable shift in Toronto’s new housing landscape—housing starts are down 10% compared to last year. As someone who focuses on both houses and condos throughout Ontario, I keep a close eye on trends like these. Currently, 37 building permits are in the pipeline for 6,600 condominium apartment units in Toronto that haven’t begun construction yet. It’s important to remember that many of these projects secured pre-sales much earlier, so even with today’s slower sales, some of these developments may still move forward. Housing-start figures often trail behind what’s actually happening, since major condo projects pass through lengthy planning and pre-sale stages before breaking ground. That means today’s numbers may not fully capture what’s ahead—some permitted condos could still become active sites as the pipeline progresses. Staying informed on these dynamics is key to understanding where the Toronto real estate market is headed.
