Something rather interesting is happening in Ontario real estate… and it’s NOT simply ā€œthe market is upā€ or ā€œthe market is down.ā€

The latest numbers are telling a much more interesting story.

Canada’s economy grew 3.3% annualized in Q2, stronger than expected. That makes an immediate Bank of Canada rate cut harder to justify.

So, if your entire strategy is: ā€œI’ll wait until rates dropā€¦ā€ You may want a Plan B.

Meanwhile, the GTA new-home market has developed a split personality:
• Low-rise new-home sales: 50% ABOVE their 10-year July average.
• New condo sales: About 80% BELOW their 10-year July average.

That is an extraordinary difference.

Government incentives—including HST relief and major development charge reductions in municipalities like Hamilton, Vaughan, and Bradford West Gwillimbury—are changing the economics of building and buying.

Here is where strategy matters for fall:

BUYERS: Don’t wait indefinitely for lower prices, lower rates AND more choice. Run the numbers on property and financing available today.

SELLERS: Improving activity is encouraging, but accurate pricing gets homes sold. Price for today's market—not 2022.

CONDO BUYERS/SELLERS: Pay close attention. Condo and low-rise markets are behaving so differently that talking about "the GTA market" as a whole is almost meaningless.

Real estate isn’t one market—it’s a collection of markets moving in different directions.

My view right now?

Ontario housing isn't facing a tariff-driven crisis.

But the risk has increased, and I'm watching Ontario employment and manufacturing announcements far more closely than the political rhetoric.

Because ultimately, jobs and affordability will matter to our housing market far more than the headlines.
