Toronto Area Home Prices Dip Below $1 Million | We Take Care of The Details So you Don't Have To.
Toronto area home prices have now dipped below the $1 million mark, with the average sale price sitting at approximately $993,000—about 3% lower than this time last year. For many buyers, this shift has offered a welcome improvement in affordability, though it does come with some trade-offs. New listings have fallen by roughly 14% year-over-year to just over 12,100, which means there are fewer homes available and less selection across the market. REALTORS® in Toronto reported a little over 5,000 sales in this period—about 2% lower than last year—so competition among buyers could heat up even as choice narrows.

From my perspective, stable mortgage rates and some positive economic signals have helped keep homeownership within reach for more people. However, ongoing concerns about international trade, inflation, and future borrowing costs are still holding some households back. If inventory continues to tighten and prices start to rise again, buyers may feel compelled to make decisions sooner—while sellers could benefit from stronger conditions and may be more likely to list. According to the latest report, micro condos under 500 sq ft in the GTA have seen a 12.2% drop in value from 2020 to 2025—losing value at twice the rate of larger units, which declined by 6.2%. It's interesting to note that, in contrast, micro condos in Vancouver actually gained 4.9% in value over the same period. While this cautious momentum is encouraging, it’s important to recognize that our broader economy and housing market are still finding their footing, with insolvency rates in residential real estate remaining higher than usual. For those considering a new freehold home, there’s a practical way to add peace of mind: by enrolling within 45 days, buyers can secure deposit protection up to $100K and tap into earlier warranty guidance. Vaughan Families Could Save up to $230K | We Take Care of The Details So you Don't Have To.
Exciting news for Vaughan families: there’s potential for significant savings ahead. With the city’s bold decision to halve residential development charges as of March 30, 2026—and even eliminate them completely for qualifying projects since February 25, 2026—new homebuyers could see building costs drop by up to $98,000. When you factor in HST relief, total buyer savings may reach as high as $230,000. These measures, alongside funding commitments of up to $697.2 million from provincial and federal governments (pending agreements), are set to unlock more than 120,000 new housing units in Vaughan, making homeownership and renting more accessible for everyone.
