Selling Your Home in Canada? Here’s How Capital Gains Tax Works 💰🏡
When you sell a home for more than you paid, the profit is called a capital gain. But do you always pay tax on it? The answer depends on the property type and how you used it.
👉 The Basics
📈 Capital gain = selling price – adjusted cost base (ACB).
ACB includes purchase price + legal fees + commissions + eligible improvements.
✍️ 50% of the gain is taxable. If you made $200,000 profit, $100,000 would be taxable.
🏠 Equity ≠ capital gain. Equity builds while you own a home. A capital gain only applies when you sell.
👉 When You May Owe Capital Gains Tax
🏢 Selling an investment property
🏖️ Selling a secondary residence (cottage, vacation home, etc.)
🛏️ Renting out part of your home (Airbnb, basement suite, etc.)
🏡 Inheriting property (unless it qualifies as your principal residence)
👉 When You Don’t Pay
✅ Principal residence exemption: If the home was your primary residence for all the years you owned it, profits are usually tax-free.
🚫 Capital losses on a primary residence can’t be used to offset other income.
👉 Examples
Sold a cottage? Likely taxable.
Sold a rental/investment property? Taxable.
Sold your primary residence? Generally tax-free, but you must still report it on your tax return.
💡 Tip: If part of your home was rented, only that portion is subject to capital gains tax.
