🏠 ONTARIO LANDLORD & TENANT RULES ARE CHANGING SEPTEMBER 21

If you’re a landlord, tenant, or thinking about buying a property with tenants, there are some important changes coming.

Here are the big ones in plain English:

🔑 Unpaid Rent – Faster Process
If rent isn’t paid, the N4 notice period is being reduced from 14 days to 7 days.

⏰ Habitually Late With Rent
Paying rent more than 7 days late 3 times within a 6-month period can now specifically qualify as persistent late payment and potentially lead to an eviction application.

🏡 Landlord Moving Into the Property
Normally, an N12 requires at least 60 days’ notice and one month’s rent as compensation. Under the new rules, in certain landlord-own-use situations, giving at least 120 days’ notice can remove the requirement to pay that one-month compensation.

⚖️ Rent-Arrears Hearings
A tenant who owes rent and wants to raise certain tenant issues at the eviction hearing will generally have to pay 50% of the claimed arrears before the hearing.

🚪 Eviction Delays
The rules are also being tightened around delaying an eviction once the Landlord and Tenant Board has issued an order.

🤝 Mutual Agreements to Leave
There are changes affecting situations where a landlord and tenant have already agreed to end the tenancy (N11), making it more difficult in certain circumstances to undo an eviction order afterward.

The important part: A landlord still cannot simply tell a tenant to leave, change the locks, or personally evict them. Proper notice and the Landlord and Tenant Board process still apply.

And if you’re buying or selling a tenanted property, be especially careful. The rules for a purchaser wanting to move into a property aren't necessarily the same as the rules for an existing landlord moving in.

These changes take effect September 21, 2026.

If you don’t know these Mortgage Basics, you can get into serious trouble...

1. Approval is based on Gross income, not Net.

2. 20% Down isn’t mandatory.

3. 680+ Credit score is enough for the best rates.

4. You don’t need to be Debt-Free to qualify.

5. Posted rates aren’t final, they can be Negotiated.

6. You must pass the Stress Test (5.25% or your rate + 2%), whichever is higher.

7. Pre-approval isn’t final approval.

8. Banks count only property tax, heating & 50% condo fees as Housing costs.

9. Housing costs (GDS) can be up to 39% of income.

10. Total debts (TDS) must stay under 44% of income.
