You just discovered a North Toronto neighbourhood with big lots, mature trees, tons of greenery… and you’re only 30 minutes from downtown Toronto

Lansing-Westgate is one of those North Toronto neighbourhoods people can easily overlook because it feels a lot quieter and greener than you’d expect this close to the city.

Here’s what makes it different 👇

✅ Mature streets + a real mix of homes

You’ll find older post-war homes, established properties with mature trees, newer rebuilds and larger custom homes.
29% of the housing stock was built in 1960 or earlier, and 35% of homes are single-detached.

So every street doesn’t feel exactly the same.

✅ A surprising amount of green space

Earl Bales Park. Burnett Park. Gwendolen Park. Plus the Don Valley and Toronto’s ravine system nearby.

Earl Bales even has a community centre and a ski hill in the winter.

Not exactly what most people picture when they think North Toronto.

✅ Convenience without living downtown

Yonge Street runs through the area, Highway 401 is minutes away and you’ve got Sheppard-Yonge and York Mills subway stations nearby.

So whether you drive or take transit, you have options.

Families with children make up 40% of households, with public, Catholic and private schools serving the area.
Location-wise…

👉 Close to Sheppard-Yonge Station
👉 Close to York Mills Station
👉 Roughly 30 minutes to downtown, depending on traffic

But here’s the part I think matters most…

A lot of buyers assume if they want mature trees, parks and quieter residential streets, they’ll have to move much farther outside Toronto.

Lansing-Westgate gives you that established neighbourhood feel without really giving up Toronto convenience.

Current listings I’m seeing range from around $980K to just over $12.9M depending on the home, lot and location.

If you want downtown energy outside your front door, this probably isn’t your neighbourhood.

But mature streets, greenery and a quieter feel while keeping the city close?

This is absolutely one I’d put on your drive-by list.

If I were moving to Toronto today, these are the 5 things I’d want to know first.

1️⃣ Distance is measured in time, not kilometres.

Something can be only 10–15 km away and still take 30–45+ minutes. Traffic, subway access, GO stations, and your daily commute matter more than they might appear on a map.

Choose your neighbourhood around your everyday life, not just the house.

2️⃣ If you have kids, understand school boundaries before choosing a home.

One street can belong to a different school catchment than the next. Don’t assume that because a great school is nearby, your address automatically qualifies.

3️⃣ Toronto is not one real estate market.

Downtown condos, North York detached homes, east-end semis, west-end neighbourhoods… they can behave completely differently.

Even two neighbourhoods 10 minutes apart can have very different prices, housing styles, schools, and lifestyles.

4️⃣ Buying in Toronto comes with two land transfer taxes.

Ontario has a provincial land transfer tax, but Toronto also has its own municipal land transfer tax. Your closing costs can therefore be significantly higher than buying outside Toronto.

Know your numbers before you start looking.

5️⃣ You need to be ready for four real seasons.

Winter can be cold, grey, and snowy.

But then Toronto completely changes in the summer. Patios, festivals, concerts, parks, ravines, beaches, street events… the city comes alive.

Toronto isn’t perfect. It’s expensive, traffic can test your patience, and choosing where to live takes some homework.

But 25+ years after moving here, I’m still raising my family here and calling Toronto home.

When I moved to Toronto 25 years ago, I only expected the cold.

What I didn’t expect was almost everything else.

I was born in Vietnam and lived in Kyiv, Ukraine before coming to Canada. In both places, I was used to being surrounded by one dominant culture.

Then I arrived in Toronto.

Suddenly, I was hearing different languages everywhere, eating foods from around the world, and meeting people from completely different backgrounds.

Toronto wasn’t one culture. It was hundreds of cultures sharing one city.

Then there was winter.

I expected Canadian winters to mean staying inside for months. But with the right layers and gear, you can actually enjoy it. Skating, skiing, winter walks… life doesn’t stop because it’s cold.

I also didn’t realize Toronto isn’t just downtown.

When you live overseas, Toronto often means the CN Tower and skyline. Then you discover North York, where you can have a detached home, backyard, parks, schools, and quiet residential streets while still living in Toronto.

And every neighbourhood feels different. The Beaches, Etobicoke, Scarborough… each offers a different lifestyle.

Another surprise? Distance matters A LOT.

Something can technically be “in Toronto” and still take forever to get to. A 15 km drive might be easy one day and painful the next. You quickly learn to choose where you live around your daily life, not just the address.

But my favourite surprise?

I could become Canadian without giving up where I came from.

25 years later, that’s still one of the things I appreciate most about Toronto.
