How Long Does a Home Addition Take? | GTA

Most people only plan for the construction. Design and permits come first.

The first design draft takes about 3 to 4 weeks, engineering about 2 to 3 weeks each, and City permit review about 30 to 90 days. If the plan needs zoning relief, the Committee of Adjustment adds more time. Then about 5 to 8 months to build.

All in, allow about 7 to 14 months from design to completion. Want to build in the spring? Start planning by fall, earlier if you need a minor variance.

Two-Storey Home Addition | Before and After | Toronto

More house. Same address. This bungalow got a full second storey, built on top of the house the family already had.

Before: a one-storey brick bungalow, garage below, steps up to the front door.
After: two storeys, black siding with a cedar-tone box up top, a terrace over the garage and a new deck out back.

We took the roof off, framed the new second floor and closed the house in with new windows. The main floor is now open concept, with the bedrooms and a new bathroom upstairs.

Garden and Laneway Suites | Could Your Lot Fit Another Home?

You may be able to build another home in your backyard.

Since late 2022, Ontario law allows a unit in a backyard building on most serviced residential lots, without rezoning. If your lot backs onto a public lane, that's a laneway suite. If it doesn't, it's a garden suite.

Most owners build one for rental income or to keep family close, without leaving the neighbourhood they already know.

Whether yours works comes down to lot depth, distance from the house, trees, fire access from the street and servicing. The fire access rules in this video are the City of Toronto's. Other GTA cities set their own.

Kitchen | Before and After | North York

White oak custom cabinets, a fluted island and a kitchen that opens to the family room.

We removed a load-bearing wall to open up the space, then brought in cabinets, countertops, a marble-look backsplash, a brass pot filler and a gas range.

Two-Storey Home Addition | Progress Journey | Toronto

From the day we got to site to where this addition stands today.

Demolition, excavation, concrete, framing, insulation and drywall are done. Right now we're finishing the drywall plastering, and the interior finishing starts next.

Outside, the siding is about 80% done and we're wrapping it up.

Do You Need a Permit? | Toronto Renovation Guide

Most homeowners guess. The City of Toronto spells it out.

Additions, removing walls, bigger window openings, decks over 60 cm (24"), new plumbing and basement apartments all need a permit. Same-size windows, re-roofing, cabinets and a new furnace usually don't.

The one that catches people: finishing a basement is usually fine without a permit, until you add a bathroom or a side entrance.
