DOMO Friends & Family wrapped up our Week Under the Lemon Trees.
 
Veniz residents got their keys that week and have by now officially moved in to their new homes. 
Rigas residents took the last step in their home buying journey: title deeds in hand, home in every sense of the word. 
We invited DOMO clients from across all our projects, and it showed. Food and drinks all night, plus a Lemon quiz that got neighbours and soon-to-be neighbours actually talking to each other. Somewhere in the middle of it, a surprise flashmob broke out, this time a traditional Cypriot folk song, “Τα ριάλια”, performed live... which everyone is still discussing by the way. 
 
We also introduced DOMO Promise and DOMO Circle, something we built specifically for our Family customers. And as always, nobody left without a present.
 
The office grounds have never been this full. The floor was packed, people were spilling toward the edges, and next time we’re seriously considering taking over the street too. A proper end to the summer, or at least to the “work summer”... if you know, you know ;)

Re-introducing Hampton | Part of our Shakespeare Portfolio™
 
In Shakespeare’s Henry VIII, Hampton Court is one of the few genuinely happy settings in his history plays. The scenes set there are full of pageantry and celebration, culminating in the christening of the infant who will grow up to become Queen Elizabeth I, one of the great success stories in English history. It’s a place associated with festivity, reconciliation, and legacy, the palace where things come together.
 
That warmth is exactly why Hampton felt right for this DOMO project. The building sits on a quiet street in Neapoli, just a short walk from the Limassol seafront, eight apartments in one of the city’s more settled, established residential pockets. There’s nothing showy about the location, and that’s the point: like Hampton Court’s own quieter domestic scenes, it’s a place built around everyday comfort rather than spectacle.

We wanted to know something we couldn’t just ask in a meeting: what should a DOMO home actually feel like? Not what we think it should feel like. What it feels like to the people we build it for.
So during our Week Under the Lemon Trees, we introduced “The Feeling of Home” to the world, a collaborative art piece that started as an empty frame and a set of strings. We’re not interested in building homes just to sell them. We’re interested in building homes people want to live in, and that starts with listening.
 
The idea is simple. Choose a feeling: calm, care, joy, love, harmony, a dream, renewal, trust, inspiration, belonging, warmth, gratitude, or a feeling of your own. Weave a ribbon of that colour into the frame. Nobody tells you where it goes. You decide, the same way you’d decide where a memory belongs in a home.
 
That’s really how a home gets built too, not all at once, but gesture by gesture, hand by hand, until it’s something no single person could have made alone.
 
The installation is still growing, and it’s still at our office, open for anyone who’d like to add their thread to it.

Money, Law & Lemons was next up in our Week Under the Lemon Trees, and we did not expect the room to fill up quite like it did.
Every seat was taken. Then people started standing, for two back-to-back sessions on Cyprus property law and tax. That’s not something we take for granted.
 
First session covered what’s actually changed in Cyprus property law and taxation this past year, told through real cases rather than theory: the 5% VAT question, capital gains tax reality vs. expectations, and what we’ve learned from structuring joint ventures and antiparochi deals with investors. Second session moved into work visas, residency, and the path to citizenship as it stands today, permanent residency through investment, the bank documentation part everyone dreads, and how to actually know whether you fall under the 183 day or the 60 day tax residency rule.
 
We ran this one together with A.Rudenko & Co LLC and their team brought the kind of depth and honesty this topic needed. Thank you to them for putting together a workshop this useful.
 
The room was full of C-level executives and founders, so beyond the workshop itself, this turned into one of the best networking evenings we’ve hosted. A lot of good conversations happened in that space.
 
By the end, people were asking when the next one is. So... there will be a next one. Stay close, more of these are coming.
