Many agencies wait until the end of the month, remember they haven't received new reviews and start sending messages to old clients.
There's an easier approach.
Listen for the positive moments during the relationship. A buyer thanks you after a useful viewing. You solve a difficult issue. The keys are handed over. A client sends a message saying how much your help meant.
That's a natural moment to ask.

Reservation, arras and purchase: three terms buyers often hear on the same week 📝
For someone buying property for the first time in Spain, the terminology can become confusing quickly.
A reservation usually serves to take a property off the market temporarily under the agreed conditions. An arras agreement goes further: money is paid and the parties enter into a written commitment. The consequences of withdrawing depend on the specific type of arras and the wording signed.
The purchase is the transaction itself and is commonly formalised in a public deed before a notary.

A new enquiry comes in: “I'm looking for a new-build villa near the coast.”
It's tempting to start searching immediately.
But “near the coast” can mean several areas. The budget may not match the type of home they're asking for. They may want to buy next month or simply be researching for next year.
A short qualification conversation saves a lot of work later.
Ask about the intended use, acceptable locations, realistic budget, purchase timeframe and who is involved in the decision.

New build or resale: the buyer sees a home, but the sales process changes 🏠
When someone starts searching for a property, they may move between new-build developments and resale homes without thinking much about the operational differences.
The estate agent does have to think about them.
A resale property already exists and normally has one owner and a specific current condition. With new build, one development can have several units, different prices, construction stages and availability that may change quickly.
The reservation process can also follow different steps and conditions depending on the developer and the transaction.
For the agent, this means checking different information and preparing the buyer for a different route to purchase.

A buyer asks the price. You don't have to build the whole conversation around it 💬
Of course price matters. But if that's the only reference point, every property quickly becomes a comparison of numbers.
Before presenting the cost, ask what the buyer values.
Maybe they need a key-ready home because they're moving soon. Perhaps they're buying from abroad and want low maintenance. Maybe a large terrace is worth far more to them than an extra bedroom.
Once those priorities are clear, you can explain why one option fits better than another.
The agent's job isn't to avoid the price. It's to give the buyer enough context to judge whether that price makes sense for their situation.
