Right on the Caspian waterfront, Liman Estate brings together two things that rarely come together in a city: the energy of urban life and the calm of a private retreat.

Four low-rise residential buildings, landscaped gardens and open views of the sea create a different rhythm of living in Crescent Bay.

We’re happy to have collaborated on this project, creating exterior visuals that bring the architectural vision to life. Our focus was on capturing the interplay of architecture, landscape and natural light, while conveying the atmosphere of life by the waterfront.

A beautiful collaboration with PASHA Real Estate and Chapman Taylor, and another opportunity to tell the story of a place before it’s built.

Two founders, two very different ways of seeing the same thing — Alina looks at what could happen next. Bohdan looks at what could still be improved now.
There are strong opinions, questionable timing, occasional “absolutely not” moments — and definitely, a lot of trust.

And that’s the real thing about good partnerships: you don’t need to think the same. You just need to care about the same things enough to keep building. And maybe that’s exactly why it works so well.

Brunswick doesn’t slow down and keeps adding new reasons to stop and stay a while. Saxon Street by Milieu sits right inside that motion.

The design style was chosen as a response to a genuinely mixed neighbourhood — students, families, longtime locals, people who’ve just arrived.

Diverse people and lifestyles don’t call for one fixed look. Here, the design is about flexibility. Some days call for quiet, others for company, or a desk to work from — this home moves with whatever the day brings. A building that feels considered without feeling precious. Warm enough to live in immediately.

Not a showpiece, but a home that adjusts to whoever’s living in it, in a part of Brunswick built for exactly that kind of life.

📍 Why does Brunswick look like Brunswick?

Brunswick is changing fast.
And that makes one question increasingly important:
How do you add density without removing the reason people wanted to live here in the first place?

The answer starts with understanding what gives Brunswick its identity.

It isn’t one architectural style. It’s a combination of fine-grain streets, industrial heritage, old terraces, independent retail, multicultural influence and a public life that happens very close to the street.
That creates a certain rhythm: smaller scale, more texture, more informality, more interaction.
At CUUB, we spend a lot of time studying not only what a building looks like, but how it belongs to its surroundings - what happens at street level, how materials respond to context, how people enter the scene, and which details make a place feel specific rather than generic.

Because you can create a beautiful image of almost any building. Creating one that could only be Brunswick is a different job.

Every team has someone who notices what everyone else might walk past. At CUUB, that’s Valerii Ivanov — our Project Manager, and the person who makes sure nothing in a project happens by accident. This month, is about him.

When you work with Valerii, you notice his attention to things most people gloss over. Not in an obsessive way, but in a way that makes the work better.

Off the clock, he’s heading to the badminton court. Valerii believes that friends, people in motion, a good rally — that’s where the energy comes from and finds its way back into the work.

His inspiration and approach to work comes from a novel about creative conviction, a filmmaker who treats every corner of the frame as a decision, and a city in Vietnam where old and new architecture share a street without one overshadowing the other. Swipe to see what shapes how Valerii thinks.

A render shows a space, and animation can show life inside that space.

Lifestyle shorts can move a single room through time, light, and through the small details that tell you someone was just here. A travel bag dropped on the sofa. A laptop open on the desk. A breakfast tray on an unmade bed. A cat that has clearly made itself at home.

The room doesn’t change, but the light and the life in it do.

With this kind of content, we help buyers understand how many different versions of their life could unfold inside the room.

We started with the inside story of Fitzroy Fitzroy, but thought that the outside deserves its own post.

The heritage brick facade is the first thing you see — original, preserved, dark ironwork and arched windows from when this was a warehouse on Smith Street.

Above the brick, the building continues in a completely different way. White concrete, open balconies, greenery spilling over every level. We wanted to show that transition honestly, because these two parts of the building make no effort to look like they belong to the same era. That contrast is what makes this project special.

The laneway entry, with its climbing plants and a narrow passage, feels more like the entrance to a private estate. And above it all, the rooftop — a garden where the noise of Smith Street below feels like it belongs to a different city entirely.

A warehouse, a tower, a laneway, and a rooftop garden - all in one building! We’re proud of what this set of renders became.

Fitzroy Fitzroy is a project with a strong point of view. You feel it the moment you look at the interiors.

Across the different residence types, there is no single palette, and no house style imposed across every apartment. Some apartments go dark and moody with smoked timber, marble with movement, deep tones that feel more like a private members’ club. Others open up into lighter, warmer spaces with stone island benches, generous natural light and views over the suburb’s rooftops. Each one has its own character, which is rare in a development of this scale.

You can see that the project’s personality lives in the details. The angled skylights cutting through the penthouse ceilings, the built-in bar cabinetry, the freestanding baths, and the kitchen joinery that takes its cues from Fitzroy’s food and fashion culture.

The communal spaces were styled in collaboration with Cult Design, bringing together furniture, lighting, and accessories from over 35 world-renowned brands.

Our job was to give each space its own atmosphere before a single buyer steps through the door.
