Moisture inside a cupboard can be frustrating, especially when you cannot see where the water is coming from.
This job was carried out for a private client on a tenement building in Leith, Edinburgh.
After the survey, we found the cause: a new building had been joined to an older building, but the expansion joint between them had not been sealed properly.
During heavy rain, water was getting into the gap and finding its way into the property, causing damp inside the cupboard.
For this light access work, we used rope access instead of scaffolding and sealed around 15 metres of the expansion joint using foam backing rod and Sika mastic.
Sometimes the source of damp is not obvious from inside the property. A proper survey helps find the real cause before repairs begin.

Heavy rain is the best moment to check if your roof is keeping you safe.
If you can, take a flashlight and carefully go into your attic.
Move slowly - look for damp boards, wet spots or dark stains before the water ever reaches your ceiling or walls.
But please remember:
Be very careful on the ladder, and watch every step in the attic so your foot doesn’t go through your own ceiling… or your neighbour’s.
A quick check once a year can save you from a much bigger problem later.
