How much profit we made in July at our Kilnsey rent to rent
Due to longer average stays and therefore lower cleaning and linen costs (plus no hot tub maintenance) we ended up making 2x the profit.
A focus is always longer stays, however, this is always market and guest dependent and you want to balance having minimum stay lengths that don’t prevent you getting bookings in the first place.
As this property has a fixed bedroom configuration, with 2 doubles, 2 singles and a bunk, it lends itself naturally to multi generational families or multiple families, who naturally stay longer

How to get started in property in 2026:
1. Choose your goal
A cash flow goal is very different to a profit goal or a wealth building goal
If you don’t know what you need, you’ll be lost at sea
2. Choose a strategy
Your strategy comes from your goal
If you need cash flow, you need to source deals or you need to do rent to rent
If you need profit pockets, you wanna flip
Etc
3. Choose your area
Be a sniper, not a shotgun wielder
Rather than spraying and praying, focus on a very specific property type and area
You’ll learn your market faster, and hit your goals sooner
