Sentinel Design and Build

PHASE 2 of this project, strip off all the existing faulty timber roof joists, timber facia and soffits, clear and clean.
PHASE 3 party wall refurbishment, install stainless steel helifix ties on cracked brick work where replacement bricks not possible to every 3rd course, rake out existing faulty mortar and re point with a lime mortar to original specifications of the property.
You must respect the client’s property at all times, yes it’s a building site but you can achieve a clean, tidy, organised and safe site to both clients and staff, stay safe put in a shift and good things will come to good people

A huge mistake was made time ago when home owners installed concrete roof tiles on there Victorian properties instead of installing natural slates as the original roof coverings would have been, the original roof joists are only suitable for natural slates as the existing timber joists are not designed and strong enough to take the weight of concrete tiles, in time the downward weight pressure will cause the existing roof timbers to sag and put huge pressure on the exterior walls which will cause expensive damage, on this particular project we are going to strip off the existing concrete roof tiles, install new steel beams, install new timber joists and the final slate roof coverings

Remove existing concrete roof terrace floor, remove existing chimney breast, install new supporting steel beams, tooth in new brickwork, install new timber joists and structural timber ply ready for a warm deck and terrace tiles, on a project like this when you are carrying out works to support the chimney breast you need to install supports from 4 stories down on to a concrete slab at ground level, go to work, put in a shift and all go home safe, job done X

This is a post to bring you up to speed on this iconic project, on the original scope of works the existing chimney breast on the ground floor was due to stay in place and the kitchen to be build around it, after a site meeting with the clients (fantastic by the way) and some marking out and planning it was evident that the chimney breast would need to be removed, we also increased the existing stair well from 760mm to 1000mm so it gives you a great feeling when walking up the stairs, the kitchen as you can see from the photos is going to look stunning once installed, well done team
