Well, this was a nice surprise… ❤️🍫

Tomorrow sees the completion of what has been a particularly challenging sale.

There have been bumps in the road, plenty of phone calls, lots of chasing, a fair amount of stress and, apparently, the occasional bit of swearing! 😂

But we got there.

And today my sellers gave me this lovely card and a box of Cadbury Heroes.

Now, bearing in mind they're already paying me to do the job, they really didn't need to buy me anything as well!

But it was what they'd written inside the card that meant the most:

“Seriously, such a big thank you from both of us! You really did support us through this process. Sorry for all my swearing at times! Never aimed at you!”

No apology needed. On this particular sale, I think the occasional swear word was completely justified! 😂

It also sums up a part of estate agency that people don't always see.

Putting a house on Rightmove, taking photographs and arranging viewings is only part of the job.

It's when things get difficult that you really find out what sort of service you're getting.

Keeping everyone talking. Chasing solicitors and other agents. Trying to solve problems. Taking the frustrated phone calls. Keeping a sale together when it feels like it's doing its best to fall apart. And sometimes simply being there to reassure people that we'll find a way through it.

After everything these two have been through with this move, I'm absolutely delighted that we've finally got it over the line.

🏡 SHOULD YOUR HOME BE ON THE MARKET BEFORE YOU START VIEWING?

This one always divides opinion… so let’s have a debate. 👇

If you’re planning to move, should you put your own property on the market first, or is it perfectly reasonable to start viewing homes before you’re ready to sell?

There are arguments on both sides.

🔵 “I want to find somewhere first…”

I completely understand this.

You might love your current home and only move if the right property comes along.

You don’t want to sell, have a buyer waiting and then feel pressured into buying something you’re not completely happy with.

And with moving costs, mortgages, solicitors and everything else involved, why start the process unless you know there’s somewhere you actually want to go?

Perfectly reasonable.

BUT…

🔴 Here’s the problem from the seller’s point of view.

Imagine someone views your home, absolutely loves it and makes you a great offer.

Then they tell you:

“We haven't put our house on the market yet.”

You don’t really have a proceedable buyer.

They still need to instruct an agent, prepare their property for sale, launch it, arrange viewings, receive an acceptable offer and establish a chain.

That could take weeks.

It could take months.

Or they might not sell at all.

Meanwhile, another buyer could come along who is already sold, chain-free or has nothing to sell.

Who would you choose?

🤔 AND THIS IS WHY SOME SELLERS DECLINE VIEWINGS.

It isn't necessarily because they're being difficult.

They may have already found somewhere themselves and simply cannot afford to wait while someone else starts their selling journey from scratch.

They may have had a previous sale fall through and don't want to take their property off the market for someone who isn't ready.

Or they may simply want to prioritise buyers who are in a position to proceed.

🟢 BUT OTHER SELLERS WILL HAPPILY SAY YES.

If the property has been on the market for a while, if viewing activity has been limited, or if the seller isn't in any particular rush, they may be perfectly happy to let you view.

Their attitude may simply be:

“Come and have a look. If you love it, we'll work out the rest afterwards.”

And there's absolutely nothing wrong with that either.

The important thing is to understand that viewing a property and being in a position to buy it are two very different things.

There's also a risk for the viewer.

You could drive an hour or two to see a property, fall completely in love with it, decide it's the one…

…and then watch somebody else buy it while you're trying to get your own home onto the market and sold.

💬 SO, WHAT DO YOU THINK?

Should sellers allow everyone to view regardless of their position?

Or is it reasonable to say:

“Come back when your property is on the market — or preferably when you've found a buyer.”

And if you were selling your own home, would you accept an offer from somebody who hadn't even put theirs on the market yet?

I suspect this one might divide opinion… 👀🏡

🏡 VALUATION vs OPINION — THERE IS A DIFFERENCE!

When you invite three estate agents to value your home and they give you three different figures… who is right?

The one with the highest figure? 🤔

Not necessarily.

There’s an important difference between a valuation and an opinion of what your home is worth.

A good valuation should be based on evidence.

📊 What similar properties have actually SOLD for
🏡 What comparable homes are currently competing with yours
📍 Location and desirability
🔨 Condition, presentation and improvements
📐 Size, plot, parking and individual features
📈 Current buyer demand
💷 And, most importantly, what TODAY'S market is actually supporting

An opinion can be something very different.

"I think you could get £350,000."

That's fine — but why?

What evidence supports it?

One of the biggest mistakes sellers can make is choosing the agent who gives them the highest valuation and then automatically using that figure as their asking price.

Because the highest valuation isn't necessarily the best valuation.

Sometimes it's simply the figure most likely to win the instruction.

So how should you decide your asking price?

Listen to the agents. Look at the evidence they provide. Ask them to explain their reasoning. Look at what has SOLD, not just what other sellers are asking.

Then make an informed decision.

Your asking price doesn't necessarily have to be exactly the same as the valuation either. There can be a strategy behind where a property is launched — whether that's a conventional asking price, offers over, offers in excess of, or deliberately positioning it within a particular Rightmove search bracket.

But the strategy should start with one thing:

👉 An honest assessment of the property's likely market value.

Ultimately, your home is worth what a willing and able buyer is prepared to pay for it — and what their lender is prepared to support if they're obtaining a mortgage.

An estate agent doesn't determine the value.

The market does.

Our job is to interpret that market, provide the evidence, recommend the right strategy and give you the best possible chance of achieving the strongest price.

I'd much rather explain why I believe your home is worth £300,000 than simply tell you it's worth £325,000 because that's the number you were hoping to hear.

Because getting the instruction isn't the goal.

Getting you moved is. 🏡🔑

🏡 WONDERING IF NOW IS A GOOD TIME TO BUY?

I keep hearing the same thing…

“I think I’ll wait and see what happens.”

But what exactly are you waiting for?

Nobody can tell you with certainty what house prices or mortgage rates will do next. So, if you’re financially ready to move, here are 5 reasons why buying NOW could make more sense than sitting on the fence… 👇

1️⃣ YOU HAVE CHOICE

There are currently more homes for sale than we’ve seen at this time of year for 12 years.

More properties = more choice.

That means you can afford to be selective and find the home that genuinely works for you rather than buying something simply because there’s nothing else available.

2️⃣ BUYERS HAVE NEGOTIATING POWER

Buyer demand nationally is currently lower than it was this time last year.

That doesn’t mean sellers are giving houses away, far from it... but sensible sellers understand the market.

If you’re proceedable, organised and ready to move, you could find yourself in a much stronger negotiating position than when buyers are fighting over every decent property.

3️⃣ WAITING FOR CHEAPER MORTGAGES IS A GAMBLE

The Bank of England held the Base Rate at 3.75% this week, but mortgage rates have actually risen recently, with average two and five-year fixed rates currently around 5.4%.

So the idea that “I’ll wait six months because mortgages will definitely be cheaper” simply isn't guaranteed.

They might be.

They might not be.

Meanwhile, you could have spent those six months living in the home you actually wanted.

4️⃣ IF THE MARKET IMPROVES, COMPETITION COULD RETURN

This is the bit people often forget.

If mortgage rates improve and confidence returns, you probably won't be the only person who decides it's suddenly a good time to buy!

More buyers chasing the best homes can mean more competition, less negotiating power and potentially firmer prices.

September has already seen buyer activity start to pick up after a quiet summer.

Sometimes the best opportunities appear before everyone else decides the market looks good again.

5️⃣ YOU'RE BUYING A HOME – NOT TRYING TO TIME THE STOCK MARKET

If you've found the right property, you can comfortably afford it and you're planning to stay there for a reasonable period, does it really matter if somebody predicts prices might move a couple of percent one way or another next year?

You'll only know the perfect time to buy with hindsight.

The more important questions are:

👉 Can I afford it?
👉 Is it the right home?
👉 Is the price reasonable?
👉 Am I ready to move?

If the answers are YES, waiting purely because you're hoping the market suddenly becomes perfect could mean missing the right property.

🏡 There will always be a reason to wait.

Interest rates.
Inflation.
Elections.
Budgets.
House prices.
The economy.

But people still need to move.

And sometimes, a quieter market is exactly when a buyer has the greatest opportunity.

Yesterday, the Bank of England voted 6–3 to keep the Base Rate at 3.75%. Three members actually voted for an increase to 4%.

So, is that good news for the housing market?

Yes and no.

The positive is that rates haven’t gone up. For buyers and homeowners, some stability is certainly preferable to another immediate increase in borrowing costs.

But a Base Rate hold does not automatically mean cheaper mortgages.

Mortgage lenders price their fixed-rate deals using a number of factors, including expectations about where interest rates are heading. In fact, the Bank of England says quoted two-year fixed mortgage rates are currently around 0.95% higher than before the recent energy shock, while Rightmove reports average two and five-year fixed mortgage rates at around 5.39%.

Why the caution?

Inflation rose to 3.1% in August, against the Bank's 2% target, with higher and volatile energy prices adding to the uncertainty. That makes further rate cuts difficult in the short term – and means future increases can't simply be ruled out either.

🏡 What does all this mean if you're selling?

For me, it reinforces something I've been saying for some time:

PRICE MATTERS.

Buyers are still out there. Properties are still selling. Mortgages are still available.

But affordability is tighter and buyers are more price-conscious than they were when borrowing was cheaper.

The Bank of England's own regional intelligence says the property market has softened, transaction numbers are down on last year in many areas and sales are taking longer to complete.

That doesn't mean you can't sell.

It means sellers need to be realistic, competitive and properly positioned from day one.

Overpricing a property and hoping somebody eventually comes along is becoming an increasingly expensive strategy – particularly if you're serious about moving.

And for buyers? If you've found the right home and the figures work for you, don't necessarily assume that waiting six months will automatically mean dramatically cheaper mortgage rates. Nobody knows exactly where rates go next.

The market hasn't stopped. It's simply a market where sensible pricing, good presentation and experienced advice matter more than ever.
