From 1 July 2027, Greece is moving to increase property transfer tax for non-EU buyers from 3% to 15%.
For buyers already planning to purchase in Greece, this makes timing part of the investment decision.
And there is an important point many buyers may not know: with selected properties, you can complete the transfer and take ownership before the new rate applies, while continuing to pay the remaining purchase price in installments until delivery.
The deadline may be July 2027 — but the time to start is much earlier.

It was a pleasure for Greca Developments to participate in Investpro Istanbul, Turkey 2026, held at the InterContinental Istanbul on 9 June 2026.
The event brought together investors, advisors, and international professionals exploring cross-border opportunities in investment, residency, and relocation.
We had the opportunity to showcase our portfolio across Greece, including Golden Visa-eligible student housing, serviced apartments, and an upcoming seafront project.
Thank you to Bosco Conference and to everyone who visited us, connected with our team, and showed interest in Greece as a destination for long-term value.
We were asked during our panel discussion: what happens if a client invests in one of our units and the property is not rented after delivery?
Our answer is simple: transparency and accountability.
We ask our clients to give us reasonable time after delivery to secure a tenant. If the unit is not rented, we step in, rent it ourselves temporarily, and then replace ourselves once we find the right tenant.
This puts pressure on us to deliver on our promise: not only to develop and deliver the property, but to make sure it performs for our clients.
