Meet Daniel, our Head of Sales, who shares a little about his role within the team.
As well as overseeing sales, Daniel works closely with both landlords and tenants, managing relationships, supporting tenancies, and helping ensure properties are looked after throughout the rental journey.
From onboarding new properties to handling day-to-day communication, his role sits at the centre of creating a smooth experience for everyone involved.

A pre-vacate inspection is carried out before a tenant moves out, giving a clear picture of the property’s condition ahead of handover.
At Arkcon Property, this step allows time to identify any required works, from minor repairs to larger upgrades, so everything can be planned in advance rather than reacting after the property is empty.
It also helps guide how the property will be repositioned on the market, including setting an appropriate rental value based on its condition and any improvements being made.
Taking this approach keeps the transition between tenancies efficient, with fewer delays and a clearer path to getting the property back to market.

Got your back 😉
Pre-63 properties come with a different level of responsibility. Higher occupancy, older structures, and stricter compliance requirements mean there’s far less room for oversight.
What matters isn’t just the condition on the day,it’s how consistently the building is managed over time. From communal areas to safety checks and tenant adherence, every detail plays a role in how the property performs.

“Let Agreed” is a term used once a rent has been agreed on a property and a booking deposit has been received.
At Arkcon Property, this typically marks the point where a tenant has been selected for a property, for example a one-bedroom apartment, and both parties have agreed on the terms. Once the deposit is secured, the property is then updated to “let agreed.”
It’s important to note that while this signals strong progress, the tenancy is not fully complete at this stage. Final steps such as documentation and lease signing still need to be finalised.
Understanding where “let agreed” sits in the process helps manage expectations and provides clarity during what is often a fast-moving stage of the rental journey.

An important part of effective property management is the strength of the tenant selection process.
At Arkcon Property, we maintain a consistent pipeline of fully vetted applicants, allowing us to match the right tenant to each property with care and consideration. The focus is not simply on filling a vacancy, but on selecting tenants who align with the standard and long-term performance of the property.
Each application is reviewed thoroughly, with attention given to reliability, suitability, and overall fit. This structured approach helps reduce risk, supports tenant retention, and contributes to a more stable rental experience for both landlords and occupants.

An update to RTB legislation has introduced a number of changes that both landlords and tenants should be aware of.
At Arkcon Property, three key points stand out. Firstly, landlords may now be able to reset rent to current market levels, provided the property meets specific criteria following refurbishment or qualifying changes. Secondly, so-called “no fault” evictions have been significantly restricted, placing greater emphasis on defined and valid grounds for ending a tenancy. Thirdly, tenants are now entitled to longer-term security, with leases extending up to six years under the updated framework.
These changes reflect a broader shift towards increased structure and protection within the rental market, making it more important than ever to stay informed and operate in line with current requirements.
For clear, up-to-date guidance on how these changes may affect you, get in touch with Arkcon Property.
