The most expensive mistake a landlord can make isn’t maintenance.
It’s ignoring market feedback.
When a rental property sits vacant, every week costs money.
Price and presentation matter. If the market is telling you something, it’s worth listening.
This property has had very little enquiry.
The feedback is clear: the rent is too high for the current market and the presentation needs work.
A good property manager can guide you, but the final decision will always sit with the landlord.
If you’re looking for honest advice on Auckland property management, rental appraisals, or maximising the return on your investment property, we’re always happy to help.

The most expensive thing in property management isn’t maintenance.
It’s vacancy.
Sometimes landlords hold out for an extra $20 or $30 per week, only to lose far more through an empty property.
As a South Auckland property management company, our job is to guide landlords using real-time rental market data, tenant demand, presentation and pricing.
The goal isn’t just achieving the highest rent possible. It’s securing the right tenant at the right rent in the shortest possible time.
A property earning rent is working for you.
A vacant property costs money every single day.
If you’re looking for an experienced Auckland property manager who will give honest advice, realistic rental appraisals and proactive property management, we’d love to help.

I’ve learned to listen to my body before it forces me to.
If you’re choosing a Property Manager, look at the person behind the business.
The best Property Managers aren’t just organised. They know when to switch off, recharge, and look after themselves so they can continue showing up for their landlords, tenants, rental properties, and investment properties.
Good property management starts with good people.

One of us is a liability. One of us is responsible. 😂
Running a property management business together means balancing personalities, making decisions, solving problems, and occasionally disagreeing on whose idea it was.
What never changes is our commitment to our landlords, tenants, and rental properties.

The joke answer is that I get paid to meet strangers from the internet at vacant houses. 😅
Then help decide whether they want a tenant–property manager relationship for the next 12 months… much like Tinder, but with reference checks.
Option 1 – Two Weeks’ Rent + GST (my preferred option, do it once and photos and videos can be used again)
✔️ Professional photography
✔️ Professional video marketing
✔️ Advertising the property
✔️ Multiple viewings
✔️ Tenant screening
✔️ Credit and reference checks
✔️ Tenancy agreement preparation
✔️ All administration associated with placing a new tenant
Option 2 – One Week’s Rent + GST
✔️ Photos taken by me
✔️ Video created by me
✔️ Advertising the property
✔️ Multiple viewings
✔️ Tenant screening
✔️ Credit and reference checks
✔️ Tenancy agreement preparation
✔️ All administration associated with placing a new tenant
At the end of the day, you can have great photos, great videos, and a great Property Manager, but the biggest factor in how quickly a property rents is still the price point.
A well-presented property at the right price will always attract the most interest.

My work husband is actually my husband. ❤️
A quick drive,
a coffee in hand,
and a reminder that building a business together is even better when you genuinely enjoy each other’s company.

If I was a tenant, I’d want a dishwasher. My nails are too expensive. 💅
Over the years in Auckland property management, I’ve found that tenants all have different priorities when looking for a rental property.
Some want a dishwasher.
Some want a garage.
Some want a second bathroom.
Some just want a great location.
As a Property Manager, it’s always interesting to see what tenants consider a non-negotiable feature when choosing their next rental home.
So let’s settle this…
Is a dishwasher a must-have for you?

A tenant’s bond isn’t there to bring a property back to perfection.
Some cleaning, maintenance, and refreshing between tenancies is simply part of owning an investment property.

Do landlords need to provide a dishwasher in their rental property?
My answer: it depends.
Newer townhouses almost always have one. Older homes often don’t.
A dishwasher can make a property more appealing to some tenants, but in my experience as an Auckland Property Manager, it won’t usually achieve higher rent on its own.
It’s also worth remembering that a dishwasher is another appliance that can break down and create maintenance costs.
When deciding whether to install one, I look at the property’s location, rental value, target tenant and available kitchen space.
Dishwasher or no dishwasher? I’d love to hear your thoughts.

My English isn’t perfect.
Today I described winter trees as “naked”. 😂
Thankfully, being a great Property Manager isn’t about perfect grammar.
It’s about communication, caring, and getting the job done.
