Kapag renovation and extension ang plano, hindi pwedeng design agad ang unang isipin.
Existing structure muna.

Bago magdagdag ng bagong room, mag-second floor, magbukas o magtanggal ng pader, kailangan munang malaman kung kaya ba ng existing house yung proposed changes.

First, kailangan i-check ang beams, columns, floor slab, at foundation. Importante ito lalo na kung magdadagdag ng load or another floor dahil hindi lahat ng existing structures ay designed para sa additional weight.
Next, kailangan ding tingnan ang existing electrical, plumbing, at other utilities. Baka may pipes or wiring na tatamaan kapag nag-demolition or nagbago ng layout.

Then, kailangan sukatin at i-assess ang actual condition ng existing house. Minsan iba ang actual site sa dating floor plan, lalo na sa mga older houses or structures na ilang beses nang na-modify.
After that, kailangan nang maayos na i-plan ang new layout and design. Dapat hindi lang maganda sa perspective, kundi functional, buildable, at compatible sa existing structure.

At importante rin, hindi lahat ng renovation or extension ay basta pwedeng gawin without a Building Permit. Depending sa scope ng work, maaaring kailangan ng updated architectural, structural, electrical, plumbing, and other required plans and documents for the permit application.

Kaya kailangan ding i-check kung feasible at compliant ang proposed extension based sa lot, setbacks, easements, building regulations, and other applicable requirements.
Kaya kung renovation and extension ang gagawin mo, huwag demolition agad.

Assess first. Design properly. Secure the required permits. Then build.
