every enquiry that comes in goes to the person handling that unit.
We are looking for people to handle those tenants.
WHAT YOU EARN
30% of the company fee on every lease you close, rising to 35%.
The company fee is one month's rent, so a ₱30,000 unit pays you ₱9,000 — ₱10,500 once you reach the top rate.
Every 20 real listings you post within a rolling 6 months adds 1 point, up to 35%.
Paid every Saturday, on fees we have actually collected.
No quota. No office hours. No base salary — this is commission only,
and we would rather say that plainly than surprise you later.
TWO WAYS TO WORK
1. Post your own listings and close them yourself.
2. Take the units the company assigns you.
Most people do both. Nobody stops you from doing either.
WHAT WE DO SO YOU DON'T HAVE TO
Our marketing team advertises the listings — English, Korean, Japanese,
Chinese. You are not cold-calling strangers to find tenants. When someone
enquires about your unit, it lands in your inbox.
WHO WE ARE LOOKING FOR
- You can reply to a tenant in English (another language is a plus)
- You can go to a viewing in Metro Manila or Cavite
- You answer your phone
PRC licence is NOT required. You work under the company's supervising

What PhilRoom is, plainly.
We are a rental platform for people moving into Metro Manila — Filipino,
Korean, Japanese, Chinese. The site runs in four languages. A tenant can
ask about a unit in their own language and get the answer in it.
Three rules we run on.
1 · Nobody posts a unit they have not seen.
Not a photo the owner sent over. Not a unit that went last month.
Someone from our team stood in that room.
2 · Tenants pay us nothing.
No finder's fee, no "processing fee." The company fee comes from the
landlord side, the way it is supposed to.
3 · Whoever posts a unit owns every enquiry on it.
Not a race, not a favour. The person who did the work answers the tenant,
and nobody in the company can take it from them.
We are early, and we would rather say that than pretend. We are not going
to show you a thousand listings today, because we do not have a thousand
listings we have actually walked into. We are building it the slow way on
purpose.

We run a rental platform for foreigners living in the Philippines. Koreans, Chinese,
Japanese and English speakers who need a home here and cannot search the way Filipinos
do. They are the ones being quoted three prices for the same unit.
This is not a page with photos. Here is what is already built and running:
The site runs in five languages — Korean, Chinese, Japanese, English and Filipino.
Not translated pages: the whole product, down to the enquiry thread, so a tenant reads
and asks in their own language. Almost nobody in this market has done that, because it
costs more to build than a listing site earns.
Every listing carries the date the owner was last spoken to by phone. Our system will
not publish a unit without that date — that is enforced in the database, not left to
whoever is typing. When the date gets old the listing goes back into a re-check queue
until someone calls again. That single rule is why foreigners trust us, and it is the
reason we will not take units through a broker chain.
We cover Metro Manila and Cavite down to the barangay level — 144 neighbourhoods, not
just "Makati" or "QC."
A tenant sees the neighbourhood, the commute, what is around it, and what the first day
actually costs — deposit, advance, and the post-dated cheques the owner will ask for.
Most foreigners have never heard of PDCs until the day they sign. We handle that for
them, and we go with them on signing day.
Tenants pay us nothing. Our fee comes from the owner, in the way this market already
works. A tenant with no fee to pay decides faster.
What we do not have is a licensed broker.
That is the one piece we cannot build. We are looking for a broker to supervise
transactions and sponsor our accredited salespersons — the professional responsibility
RESA puts on a broker, and nothing about how you spend your day.
You supervise. You don't prospect. No listing hunting, no cold calling, no client
sourcing — that side already exists here and it is the hard side. You review and sign,
and you say no when it should be no. That judgment is the whole reason you are there.
It is non-exclusive. It does not replace your practice; it sits on top of it. You are
paid an override on every closing, so there is nothing to invoice us for in a slow month.
