How sustainable are Singaporeās property prices really?
Property prices can only keep climbing when the economy and incomes keep up. Since 2023, SG property prices have moved almost in tandem with GDP growth and median wage growth ā which suggests prices arenāt completely detached from fundamentals.
Could uncertainty slow things down? Definitely. Economic risks may weigh on future performance.
But if history is any guide, Singaporeās property market is still unlikely to see the kind of deep correction we saw during the 1998 Asian Financial Crisis.
Benchmarking landed homes based on the measurable stuff: land size, built-up area, and age of the house.
The unmeasurable things? Different story.
This doesnāt account for factors like facing, being near a main road, substations, or places of worship.
Because hey⦠one manās ātoo near templeā is another manās āfree č“¢ē„å°éØå£ every morning.ā š
How much are you willing to pay for a seaview condo? The people have spoken, and the premium is way beyond expected.
While 1H2025 is marked by new launches with stable land bid prices, 2026 is marked by news of increasing construction cost and land bids.
Instead of looking at the trees for the forest, this is the best time to find price gaps and opportunities in resale.
