KAI Case Study: When the Rules Changed After Move-In
The Situation
A young expat family with a five-month-old baby had recently moved into a Bangkok condominium when the landlord asked them to sign an amendment to their tenancy agreement.
The amendment introduced a new rule prohibiting cooking inside the apartment. The family were told that if they refused to sign, their tenancy could be cancelled.
Faced with the possibility of losing their home, they wanted to understand their rights before responding.
How KAI Helped
The first step was to upload the original tenancy agreement into KAI.
Within minutes, KAI reviewed the lease and confirmed there was no restriction on cooking, no clause allowing the landlord to introduce new conditions after the tenancy had started, and no contractual right to terminate the tenancy simply because the tenants declined to sign the amendment.
The family now understood both their position and the practical realities of renting in Thailand.
Rather than sending emotional messages or arguing with the landlord, they used KAI’s AI Message Creator to prepare a calm, respectful and professionally worded response. Every reply from the landlord and agent was then fed back into KAI, which generated the next response based on the conversation so far.
Throughout the process, every message, attachment and conversation was automatically stored, time-stamped and linked to the tenancy record. Instead of dozens of disconnected messages, the family built a complete chronological record showing exactly what had been requested, when it was requested and how each party had responded.
As the discussion developed over several days, KAI became the family’s evidence file, communication history and audit trail.
The Outcome
After several calm and well-structured exchanges, the landlord accepted that the original agreement remained in force and withdrew the proposed amendment.
The tenants remained in their home, continued to cook as permitted under their lease, and no legal action was required.
Perhaps most importantly, because every conversation remained respectful and focused on the facts rather than emotion, the relationship between the landlord and tenant remained positive.
