So the Feds raised rates! What does that mean for buyers and sellers? Here's a perspective from my company on what it all means!

PERSPECTIVE, NOT PANIC: WHAT THE FED’S RATE HIKE MEANS FOR REAL ESTATE

The Federal Reserve recently raised its short-term target rate by 0.25 percentage point. As expected, the headlines arrived immediately. Here is what homebuyers and sellers should understand:

The Fed does not directly set 30-year mortgage rates.

Mortgage rates are influenced by inflation expectations, Treasury yields, investor demand, and broader financial-market conditions. They can rise, fall, or remain relatively unchanged after a Fed announcement. Existing fixed-rate mortgages are not affected by this increase.

What is happening in the Albuquerque market?

The August median sales price was $375,000, up 1.4% from last year. Sellers received an average of 98.8% of original list price. The market had approximately three months of available inventory. Recent three-month pending-sales activity was slightly ahead of last year.

Zillow reported Albuquerque home values up 1.57% annually and currently forecasts 2.4% appreciation through August 2027. A forecast is never a guarantee, but it provides helpful perspective.

The honest conclusion is that affordability remains challenging, but Albuquerque home values have remained relatively stable.

Buyers have more choices and potential negotiating opportunities. Sellers can still achieve strong results, but accurate pricing, preparation, presentation, and strategy matter more than ever.
