However, the window may not stay open forever.

I also share current mortgage rate trends and discuss how falling oil prices could impact interest rates. Some economists are projecting that if oil drops toward $50 per barrel, mortgage rates could fall 0.5% to 1%.

If that happens:

After more than four decades helping families find homes in Dallas and the greater DFW area, I’ve seen firsthand how Texas housing affordability has evolved. Median home prices across the state remain high—even as we’ve seen a slight recent softening—so many households still face real challenges when it comes to buying. What’s changed most, especially for younger buyers or those just starting out, is that entry-level homes have become increasingly scarce in many local markets. That makes the path to ownership steeper for many.

This pressure has built over years of limited new construction, pandemic-related supply disruptions, and strong demand driven by increased buying power. The result? Inventory and days on market have dropped sharply, pushing prices higher and keeping values elevated, even now that mortgage rates are settling closer to historical norms.

Of course, affordability isn’t just about sale prices anymore. Higher construction costs, rising insurance premiums, and increased living expenses all play a role in shaping today’s ownership decisions. One thing that’s always stood out to me in the Dallas Fort Worth market is the balance of space and value buyers can find across Texas. Our state ranks 13th nationally for average home size at 2,158 sq ft, and Dallas itself leads the way among major Texas cities with an average of 2,279 sq ft—eighth largest in the country. Fort Worth and Houston are close behind, continuing that trend. What’s more, the statewide average price per square foot is $210, offering a lot of home for your investment compared to many pricier regions. For those focused on affordability, Beaumont stands out with the lowest average price per square foot in Texas at $126.62—making it the 17th most affordable city in the nation on that metric.
