Looks right... but it isn't doing anything.
This home has a ridge vent installed on the roof, but when I checked from inside the attic, the roof sheathing was never properly cut open beneath it.
That means the ridge vent can't exhaust hot, moist air the way it was designed to.
The result can include: • Excess attic heat • Moisture buildup • Condensation during Alaska winters • Premature roof deterioration
This is exactly why a home inspection includes both the roof and the attic. Sometimes what looks perfect from the outside tells a completely different story from the inside.

🚒 Why do home inspectors call out garage firewalls?
This is an actual comment from one of my inspection reports.
Many people think these openings are "just a few holes."
They're actually penetrations through the fire barrier separating the garage from the living space. If a fire starts in the garage, those openings can allow flames and toxic smoke to spread into the home much more quickly.
That's why I document them and recommend proper fire-rated repairs.
My goal isn't just to point out issues—it's to explain why they matter so you can make informed decisions about your home.

As a home inspector—and a licensed electrician—I hear versions of this whenever safety upgrades are recommended in older homes.
But here's the important distinction:
Something working for decades doesn't necessarily mean it's safe.
Electrical codes and safety standards often change because we learn from fires, injuries, and deaths. GFCI protection, smoke alarm requirements, safer electrical equipment, and other improvements exist because real-world experience showed us better ways to protect people.
That doesn't mean every older home needs to be completely updated to today's codes.
But when a legitimate safety concern is identified, “nothing has happened yet” isn't a reason to ignore it.

🚨 The recent house explosion in East Anchorage is a tragic reminder of why I use a combustible gas detector during every home inspection.
The cause of this incident is still being investigated, so I'm not saying a home inspection would have prevented it.
What I am saying is that combustible gas leaks can exist without being obvious.
That's why every Home Inspections Plus inspection includes checking accessible gas piping, fittings, appliances, and connections with a combustible gas detector—not just relying on smell.
It's one more step I take because protecting my clients doesn't stop at checking boxes.
