Location, location, location. When it comes to Real Estate location is super important. Would you rather buy an amazing home in a terrible neighborhood or would you rather buy an OK home in an amazing area the ideal location for every Buyer looks a little different, you may want to be close to parks or running trails, you may want to be close commute to family or your work. What was the driving factor of the location that you bought your last house?

We talk a lot about the mortgage payment on a home and how much that’s gonna cost you every month, it’s so important to be reminded of the additional costs that come along with homeownership and make sure that those costs fall within your budget. When things break, you’re the landlord now and you need to have money set aside for when things break, cause it’s just a matter of time before an Appliance stops working, a water leak happens, or some unexpected expense shows up. When you bought your first home, in the first year of homeownership, what unexpected expense came up and how did you solve it?

When it comes to previewing homes, do you spend most of your time looking at the cosmetic issues of the home or the big ticket items? I encourage most of my buyers to focus on the main systems of the home, including the roof, heating system, plumbing and electrical, foundation, and exterior. I’m not a home inspector and I highly recommend all my clients looking to buy a home hire a home inspector to test these systems and look for potential issues and further negotiate from there. 

Don’t pass over the ugly house when searching for your first home, there could be huge upside an opportunity for you, just watch out for the major issues
