This myth could not be further from the truth!
A private inspector works for you whereas the builders works for well….the builder.
When you get a private inspection done, you can typically get the builder to fix any inspection findings before closing, so that your house is as close to perfect as possible!
Just a couple DIY findings that were not done quite right.
This is why it’s always recommended that you hire a qualified contractor for your home projects, especially when it could cause safety concerns.

If you see separation like this between your home's concrete slab and the porch or patio slab, don't ignore it.
This type of separation can be an indication that movement has occurred. If that movement is still active, the gap may continue to grow over time.
The good news? It doesn't automatically mean there's a major structural problem. It does mean the cause should be evaluated by a qualified contractor to determine whether the movement has stopped and what repairs, if any, are needed.
Sometimes the smallest details can provide important clues about what's happening with a home.

You may have heard us talk about faced and unfaced insulation before.
Although it’s not a requirement, we strongly recommend having faced insulation in your crawlspace, because the paper facing acts as a v***r barrier.
Crawlspaces can be humid, and the unfaced insulation can soak up that humidity and hold moisture against the subfloor.
