House Price Appreciation by State and Metro Area in the Second Quarter of 2026
As someone who’s lived and breathed real estate for nearly two decades, I’m always intrigued by the latest trends—especially when they highlight the ever-changing landscape of the housing market. In the second quarter of 2026, U.S. home prices climbed 2.1% year-over-year, with gains in 47 states. Alaska and Vermont topped the list for growth, while New Mexico and Washington saw slight declines. On the metro front, 75 areas experienced price increases, with Elgin, IL leading the way and Everett, WA seeing a dip. My background in economics means I’m always paying close attention to these shifts, and I enjoy helping clients understand what these numbers mean for their own real estate journeys—whether buying, selling, or investing. Every market tells its own story, and I love helping you find your place in it.

Understanding the Fall 2026 Real Estate Market: What Buyers and Sellers Should Watch
As we look ahead to the fall of 2026, it’s clear that our real estate landscape continues to shift. Inventory is gradually improving, but mortgage rates hovering around 6.76% are still keeping affordability in check for many buyers. Home prices are inching upward rather than surging, and there’s a noticeable difference between new-home supply, which is outpacing resale options. In my 18 years of working with buyers and investing myself, I’ve seen how local factors often play a bigger role than sweeping national headlines. Whether you’re considering buying or selling, understanding these local dynamics—along with the basics of supply, demand, and interest rates—can make all the difference. My background in economics has taught me to look beyond the surface and help others do the same. If you’re navigating this market, staying informed and keeping a close eye on your specific area will serve you well.

Home Prices Rise 2.6% YoY Despite Expanding Inventory
July’s numbers are in: the national median home price reached $400,000, marking a 2.6% increase year over year—even as inventory expanded by 4.4% and home sales grew 2.9%. I always find it fascinating to see how price growth varies across property types: single-family homes saw a 2.5% bump, condos 2.3%, and townhomes edged up 0.8%. With nearly two decades immersed in real estate and a background in economics, I’m constantly watching how supply, demand, and shifting inventory play out in real time. Whether you’re following the market as a future buyer, an investor, or just out of curiosity, I enjoy helping clients make sense of these trends and how they can shape your next steps.
