What buyers care about has shifted more than people realize. It is not just about how a home looks anymore, it is about how it feels to live in.
Open spaces are still loved, but now it is more about how functional they are. Can you actually use the space the way you want to? Outdoor areas have become a big one too. Even something simple that feels usable and intentional can stand out.
Move in ready is also carrying more weight. A lot of buyers want to settle in, not take on a long list of projects right away. And things like natural light and energy efficiency are coming up more and more in conversations.
It is subtle, but it is changing what stands out and what sits. If you have been browsing homes lately, you have probably noticed it!

This is one of those things that does not get enough attention at the beginning, but it really matters.
Two homes can be priced the same, look similar, and still have very different monthly payments because of property taxes.
Since taxes are typically included in your payment, they directly affect what feels comfortable month to month.
They can also change over time as home values shift, which is something a lot of buyers do not fully think about until later.
It is not the most exciting part of buying a home, but it is one of the most important when it comes to long term peace of mind. Understanding it early makes everything else feel a lot more clear.
