People always ask what a house like this costs.
In Atlanta, $12 million. I’m from California, and the same house out there is every bit of $100 million to build.
The windows come in from Turkey. All steel. The tile is imported. Large masonry fireplace, and the whole thing sits on three levels.
Roof and materials alone run about $300,000. That’s before the steel and the ICF, and that infrastructure is a big chunk of the budget.
Same house. Different market.

Everybody sees the finished home. Nobody sees the mud.

Here in Georgia, the weather runs the schedule. It’s hot, then you get flash floods, then it rains every other day. When the ground is soaked you can’t move dirt, you’re just moving mud, so the machine sits on the sideline until it dries up.
Then you handle what leaves the site: dirt on the driver’s tires, debris on the road, wash-out stations running, insurance in place, so we’re never a nuisance to the neighbors.
That’s the part nobody talks about. Development isn’t the glamorous part, it’s the disciplined part. Being a good steward of the land and the people around it is what separates a builder from a developer.
