This one goes out to the lovers of charming Atlanta cottages with modern updates and all the character đ«¶
I genuinely canât stop thinking about this beautifully renovated Kirkwood gem!
Tucked into one of Atlantaâs most beloved intown neighborhoods, this 2 bed, 1 bath cottage blends original charm with thoughtful upgrades â from the hardwood floors and vaulted ceilings to the designer lighting and dreamy open layout.
The kitchen might be my favorite part â the honed granite countertops, breakfast bar, and fresh finishes make it feel both timeless and completely move-in ready.
Plus, youâre just three blocks from Bessie Branham Park, with Kirkwoodâs best restaurants, bakeries, shops, and neighborhood events right around the corner. đż
Homes like this in Kirkwood donât come around often â comment HOME and Iâll send you the details.

The thing nobody told me about living in Atlanta until I got here. đ€
Most places make you pick a side, and the wild thing about life here is you actually donât have to.
You donât have to choose between sunset drives with skyline views (Downtown Connector at golden hour, anyone?) and hyper-local summer plans that keep your weekends stacked (festivals, rooftop patios, pop-ups, and âone more stopâ on the BeltLine).
You donât have to choose between the slow Sunday morning kind of neighborhood (coffee + a walk through Piedmont Park) and a thriving food scene thatâs literally winning awards (Krog Street Market, West Midtown, and the newest spot your group chat wonât stop talking about).
Around here, you really do get to have the best of both worlds.
If youâve been thinking about a move, or youâre already a local and just want to enjoy more of what makes summer here so good, youâve found the right place.

Buying a home in Atlanta means having someone in your corner who does more than just send you listings. đĄ
Anyone can pull up a website and browse homes for sale.
What actually matters is having someone who knows when to slow things downâand when to be honest about whatâs worth it (and what isnât).
Finding the house is the easy part. The real job is making sure itâs the right fit for you, and that you donât overpay or get burned along the way.
If youâve been thinking about buying and want a Realtor who will walk you through the process with clarity and care, send me a message. Iâd love to help.

Careful what you wish for... you just might find it when you move to Atlanta. đ
Here are 5 things that will spontaneously happen the second you put down roots here:
1. Youâll suddenly develop very strong opinions about which is better: The BeltLine (Eastside) or the Silver Comet Trail.
2. Youâll find yourself saying âBless your heartâ unironically⊠and meaning it in at least 3 different ways.
3. Youâll defend Inman Park / Virginia-Highland / Decatur like itâs your actual job when someone tries to call it âoverrated.â
4. Youâll become weirdly passionate about the Braves and start planning your whole personality around Truist Park season.
5. Youâll run into the same person at Ponce City Market three times a week and officially call them a friend.
Trust me, youâll do all those things way faster than youâd guess. If youâve been thinking about making the move, Iâm here to help make it real.

The old-school Atlanta buying strategy that still works better than anything else.
The buyers who quietly come out ahead arenât usually the ones who landed the most beautiful home.
Theyâre the ones who bought with intention, looked at the bigger picture, and were willing to wait for the upside instead of paying for it up front.
Itâs the kind of move that doesnât always feel exciting in the moment (trust me â I get it), but itâs the one that consistently pays off five, ten, twenty years down the line.
If youâve been thinking about buying in Atlanta and want help spotting the homes with the most room to grow, send me a message. Happy to walk you through what to look for.

The honest truth about making a move to Atlanta that no one really talks about. đ
A few things worth knowing before you decide:
âAtlantaâ isnât one vibe â Midtown, Virginia-Highland, East Atlanta, Buckhead, and West End all feel totally different (and yes, your commute will too).
Traffic is part of the culture (I donât make the rules đ
) â the house you love can feel very different at 8:15am on a Tuesday.
The âAtlanta is affordable / Atlanta is expensiveâ debate depends on where and what â taxes, HOA fees, and what you actually need in a home matter more than the headline price.
The right pockets make it click faster â being close to the things youâll actually do (parks, school/daycare, your go-to coffee spot, MARTA, etc.) is what makes it start to feel like home.
The people who end up loving life here are almost always the ones who did the research and asked the right questions before they made the move. Knowing what youâre walking into is what makes the difference between a leap of faith and a move youâll be glad you made.
If youâve been thinking about it but want to feel more confident before pulling the trigger, Iâve got you.

Most Atlanta buyers start in the wrong place, and it costs them. đ
Most people think the buying process starts with scrolling listings, but the real starting line is way before that.
The buyers who end up happiest with their move are the ones who get clear on the full picture first.
That up-front clarity is what makes the difference between an overwhelming search and one that actually feels good. Itâs the part of the process I take the most seriously, and the part most agents skip right over.
If youâve been thinking about buying and want to start with a real plan (instead of just a Zillow tab open in the background), Iâve got you.
DM me âATLâ and Iâll share my best first steps for buying a home in Atlanta this yearâbudget, neighborhoods, timelines, and what to do before you fall in love with a listing.

Why youâll never be able to pry me out of living in Atlanta.
The longer you live somewhere, the more you start noticing the stuff that actually makes it a place worth staying.
A few Iâd genuinely miss:
The way a âquick BeltLine walkâ somehow turns into coffee, people-watching, and âokay fine⊠tacos too.â
That first warm night when every patio in Inman Park and West Midtown is packed like we all got the same memo.
The unspoken tradition of telling out-of-town guests they have to choose: Ponce City Market or Krog Street Market⊠and then doing both anyway.
Games at Mercedes-Benz Stadiumâwhether youâre there for the Falcons, ATL UTD, or just the pure chaos of 70,000 people yelling in unison.
How Atlanta food makes you say âweâll just split somethingâ and then order like youâre feeding a youth group.
