Buying or selling a home isn’t just about finding the house. It’s knowing what to look for once you find it.

August looked a little softer across much of Gwinnett.

8 of the 12 cities on this list moved lower, while Dacula, Norcross, and Sugar Hill moved up.

Peachtree Corners remained the highest on this list at $697,500, while Snellville came in at $355,000.

The bigger takeaway: even within one county, buyers are dealing with very different price points and very different local conditions.

If you’re shopping in Gwinnett, the city you choose can materially change what your budget gets you.

Metro Atlanta is definitely not moving in one direction right now.

August brought gains in places like Alpharetta, Roswell, Marietta, Decatur and Cu***ng, while Johns Creek, Sandy Springs, Woodstock, Peachtree City and McDonough moved lower.

That’s why “How’s the Atlanta market?” is almost never a one-size-fits-all question anymore.

Gwinnett County is one market on the map but definitely not one market in price.

July’s median sale prices ranged from $331K in Norcross to $647.5K in Suwanee, while Peachtree Corners crossed $600K and Sugar Hill reached $500K.

That spread is exactly why I tell buyers and sellers not to make decisions based on “the Gwinnett market” as a whole. What’s happening can look very different just a few cities over.
