• ARV: $375k–$550k
• Cosmetic rehabs only
• No HOAs

Target Areas: Tucker, Doraville, Chamblee, Smyrna, Marietta (and similar)

Buying at: ≤ 70% ARV minus rehab
Close: Cash / Hard money | Fast & reliable
