Most buyers in this space acquire for yield. TowerPoint acquires to operate. Asset management isn't an add-on; it's how the model works.
That distinction matters more on hospital rooftops than anywhere else. Access runs on the facility's schedule, not the carrier's. Compliance layers on top of clinical operations. For Brown University Health Systems, that meant carrier coordination across seven leases, four hospital campuses, three markets, all handled internally by a facilities team whose real job is patient care, not wireless infrastructure.
We asked the question most buyers don't: does this have to be your problem?

A property owner in University Place, WA had a clear plan: sell the cell site, separate the tower ground lease from the building, and roll the proceeds into a 1031 exchange. The obstacle wasn't the strategy — it was the mortgage.
Without the lender's sign-off (an SNDA), the conveyance couldn't close, and neither could the building sale behind it. The bank had no precedent for a deal like this and was being asked to accept a long-term encumbrance on its own collateral.
TowerPoint engaged the lender directly, walked them through the structure, and demonstrated the platform behind it: 20+ years in the asset class and 1,200+ sites across 49 states. The SNDA was approved with no paydown required. Closed at $1,000,000, mortgage undisturbed, capital redeployed.
