Depending on your qualifications and loan type, there are conventional, FHA, VA, USDA, and other programs that may allow for a much smaller down payment.

“As-Is” does NOT mean “you’re stuck with whatever you find.”
It’s one of those real estate phrases that sounds a lot scarier than it actually is.
When a home is being sold as-is, here’s what that DOESN’T automatically mean:
❌ You should skip the inspection
❌ You can’t ask questions about the home’s condition
❌ You have to ignore major issues discovered during due diligence
❌ You’re required to move forward no matter what the inspection reveals
❌ You can never negotiate after the inspection
So what DOES it mean?
🏡 You’re agreeing to purchase the home in its current condition, and the seller is not agreeing upfront to make repairs or improvements before closing.
But you can — and should — still do your due diligence.
Depending on the terms of your contract, you may still have the opportunity to inspect the property, evaluate what you find, negotiate repairs or other terms, and decide whether the home still makes sense for you.
The important part? Know what you’re agreeing to before you sign.
“As-is” doesn’t mean “buy it blindly.” It means go into the purchase informed, prepared, and with a clear understanding of your contract.
