From trendy to simple and classic, bright or dark tones, carpet or rugs, herringbone or diagonal, everyone has a favorite!

For me...
I prefer simple flooring that is durable and can fit a broader decorating appeal. I am a Realtor of course! 😂
🤍 Bright tones all day long unless in my bedroom and then it's darker tones.
🚫 No carpet for me and I sparingly use rugs!
I like straight lines but if I had to choose, I'd say diagonal over herringbone, but still not a fan of either. 😅

Mortgage rates finished last week at their highs again. 😳 And the pace of overall home sales in July slowed a bit.

The takeaway: slightly improving selection for buyers, amid slightly less demand competition than the first half of the year.

Farm, ranch, and large-acreage properties are a whole different ballgame. 🤠 Trading the city noise for wide-open spaces comes with unique details that standard real estate transactions don't cover.

A quality surround sound system, both inside and outside, is a huge plus for movie nights and entertaining guests.

One feature I don't necessarily agree with is the pot filler. I've seen many go completely unused in the homes I've sold.

✨ This or That Thursday: Primary Bedroom Edition

Your primary bedroom should be more than just a place to sleep, it should be a space that feels comfortable, personal, and truly yours!

For my primary bedroom design, these are the choices I’d prefer.
🤍 Extra storage is always a must! While I'm not big on watching TV at bedtime, I do like having a TV area for relaxing weekends or quiet moments.
I prefer a statement headboard, something simple and well-designed that adds character without feeling too ornate. Table lamps are my favorite! Because I have more versatility of furniture placement.
