But one thing we’re really lucky to have is a pretty deep level of built-in trust.

We tend to like the same things, dislike the same things, and usually land in the same place when we’re making a decision.

So when we’re tag-teaming a deal, there’s a lot of confidence that the person backing you up is probably thinking about it the same way you are.

And when there’s a question we can’t answer ourselves, we have Doug to call because apparently having your dad be a real estate attorney, broker, and walking encyclopedia of experience comes in handy.

Every buyer touring a house zeroes in on the kitchen, the primary bedroom, the backyard. We get it, we do too.

But you're not going to live in the kitchen. You're going to live in the fifteen minutes it takes to get to HEB, the light at South Lamar and Barton Springs, and the walk you take with the dog before your coffee kicks in. That stuff happens every single day, long after the new house smell wears off.

So we've started telling clients to tour on at different times on different days too. Come back in the morning before school drop off, again midday when the street actually has traffic, and once more after dinner when the porch lights come on. Same house. Three different neighborhoods.

Hot tip: the block that felt perfect at a Sunday open house can feel completely different at 5pm on a Wednesday. We'd rather you find that out before closing than after.
